Anybody ever been to a settlement?

There is actually a national e-conveyancing system in development called PEXA.

Interest rates on unsecured interest only loans/overdraft facilities

Thanks Colin, this product is not too bad actually, you can get up to 48k (80% of 60k as per the T&Cs) without doing a balance transfer at 5.9% for 2 years, after which of course the interest rate jacks up to 19%+. But not a bad interest rate for unsecured finance for 2 years.

Deal of the year! 3 x houses for $20,666.66

Possibly just a crap property in a crap condition in a crap location of a crap suburb with crap tenants. It's not always just about the numbers with property, at some point there is this thing called quality that also needs to be considered. But mention "positive cash flow" and sometimes...

Interest rates on unsecured interest only loans/overdraft facilities

Thanks for the replies. I already have a 100k facility that I've never used at a fraction under 10% interest, I'm just investigating how much lower I can get this interest rate down to. If it can somehow get to 7-8% then it may become useful as a small alternative source of finance for...

Interest rates on unsecured interest only loans/overdraft facilities

Hi, Anyone know what is the lowest interest rate that one could get on an unsecured interest only loan or overdraft facility? Most I have seen are 11-13%+. Is it possible to get 7-8% on such loans, say for a 100k loan? Thanks.

    Getting a Uni degree

It's been a long time since I read this, but wasn't the typical person in this book university qualified? From here: http://www.nytimes.com/books/first/s/stanley-millionaire.html "As a group, we are fairly well educated. Only about one in five are not college graduates. Many of us hold...

    When will you stop?

So you buy BHP at $36 and sell it when it gets to $37-$38 and pocket the 50c to $1 profit after-tax, and you do this frequently to build up your profits? Is this your main shares strategy?

Zynga - CFDs - brag(?) thread?

Aaron, what is this signal you use with your approach? A technical indicator on a chart? Can you do it on fundamentals or new information/news?

    When will you stop?

I think it depends... Reducing non-deductible PPOR debt via putting money in an offset account is generally said to be better, but I think there are a couple of situations where this may not necessarily be the case. One is if you compare this to investing with the benefit of leverage, such...

    When will you stop?

I had 6, then realised that even if I borrowed more to buy another 6 and eventually paid down the loans with savings or by selling off a few, it still wouldn't give me the kind of hassle-free and predictable passive income I require in the long-term. So to me I already had enough property and...

    High Yielding Shares Again

Spot on roe. With the index funds and ETFs that people here are favouring though, the dividend cuts can be huge. STW (tracking the ASX 200) dropped dividends by 62% after the GFC... ! The Vanguard High Yield Australian Shares Index Fund dropped dividends by 60% after the GFC... ...

    High Yielding Shares Again

That all sounds fine, though I'm not sure I agree with your overall assessment, but as mentioned to you before I don't invest in LICs anymore anyway so perhaps those that do could comment. If your objective is to achieve the best maximum total return, then I don't think your current asset...

Big result for 1960s original 2 bed flat in Armadale Vic

Interesting result rprodrive, aside from this result what have other similar properties generally been going for in the last few months? I have a similar property nearby bought for 350k in 2007. One good sale maybe an outlier, but if a few others have gone for similar prices that may make a...

    High Yielding Shares Again

Of course buffers (cash, bonds, working, aged pension etc.) are required regardless of your approach, but that doesn't mean we want to have to use these. If your investments can sustain you in a relatively passive manner in the ups and downs of the market cycle and more safely and predictably...

    High Yielding Shares Again

truong, I'm not aware that any of the Australian dividend-focused ETFs have either. And even amongst the ETFs that broadly track the ASX200, the only one that I'm aware of that has a long history including pre-GFC times is STW.

    High Yielding Shares Again

Perhaps, but you could also say that a yield-focused ETF is in some ways a tilt towards a broadly "value" orientated portfolio, which is one of a handful of factors attributed to better long-term returns (as opposed to growth). So one could argue that VHY may potentially outperform VAS in the...

    High Yielding Shares Again

Just personally I'm not convinced that this total return focus (regardless of the proportion/distribution of dividends to capital growth in that return), which is what fund managers focus on, works very well in practice for most people (particularly with smaller amounts of invested capital eg...
