the strata manager is sowing the seeds of distrust between owners via emails

Could be. But the manipulative tactics like won't get the strata manager far. I have talked to other owners and they said they trust the guy even less after reading these emails - though it turned out only two people were actually reading his emails. If others are giving too much crap to one...

the strata manager is sowing the seeds of distrust between owners via emails

Out strata manager started sending the all EC member a weekly “words of wisdom” emails. Each email focuses on a single issue, but the implicit idea interwoven into the email is the “the other (not you, my dear reader) owners are greedy and selfish while the strata manager is in position of trust...

    Backdating depreciation

I see ... make sense. Until it becomes an IP, a property is not really an asset from the business point of view. But, in that case, why then some of the depreciation / QS companies say that they can backdate a report back to the settlement date, while other say they can only backdate two years...

    Backdating depreciation

As I am new to the depreciation schedule, would you shed some light on these things to me: *depreciation schedule report backdating. how does that work. If i bought a property 5 years ago (was my PPOR) and started renting out half a year ago - how much of the depreciation would I be able to...

Looking for a good accountant in Sydney and some newbie questions.

I've been doing all my tax returns myself for many years, but this year I rented out my place, making the tax situation a bit more complicated, so it better be handled by a professional. Hence, I am looking for a good accountant in the northern part of the Sydney, if you can recommend me one...

Getting the results of routine inspection (as a tenant)

Got the reply from the agent, that everything was ok, except a one smallish mark (made by pen?), I asked for a photo.

Getting the results of routine inspection (as a tenant)

I vaguely remember that when I was renting before (5+ years ago) agents were leaving some notes ... But this time there were not and I was not in during the inspection to ask. Could be that agents stopped doing this ... Did that, and got the reply saying: , I guess I would have to chase it up...

Getting the results of routine inspection (as a tenant)

We are renting a house and a few days ago the agent carried out first routine inspection. What is the standard procedure after the inspection - will the agent send copy of the inspection results to us (tenants) too or only to the owner? Cheers.

    Financial statements from Strata

What will the audit tell us (members of the Body Corporate) we don't know already? The financial records are difficult to read, one of Body Corporate members is an accountant and he confirms that. I am not an accountant, but even I can tell what if the income part of the financials is based on 9...

    Financial statements from Strata

Are there some regulatory requirements for strata managers to keep the financial statements of property their manager in a up-to-date and easy to read state? At our last annual meeting me and other unit owners spent quite a fair bit of time trying to work out our next year budget. Only...

Minor property renovations before renting out first time - are they tax refundable?

Aren't "tax refundable" and "a deduction" mean the same thing? e.g. if I spend $1000 on repairs - my taxable income will be decreased by $1000, which, if I am in the 30% income tax bracket will pay $300 less income tax, in other words - will save $300. Is it a "deduction" or "tax refund"?

Minor property renovations before renting out first time - are they tax refundable?

Thank you for the explanation. I should have not used word "renovations", but not yet proficient with a real estate lingo. I was thinking about either doing some minor touch up painting on walls over small scratches and worn out areas, or perhaps even to re-paint the all walls. But if the...

Minor property renovations before renting out first time - are they tax refundable?

We are considering to do a minor renovations before renting out our PPOR. If we are to do these renovations now, while it is still considered to be our PPOR, and rent it out two/three months later (the status of the property will change to IP) - would we be able to claim tax offset on these...

not cheap "peace of mind" landlord insurance for not-experienced landlord

Thanks Dave. The price 265 for NSW seems to be the exact match from SGAU (and which is the lowest premium I have found so far), but will have to check their policy details. BTW what do you mean by "a tenant is not a fixed term lease"? Speaking of a rent default - I had a chat with a...

not cheap "peace of mind" landlord insurance for not-experienced landlord

Haven't got a copy of the policy yet, but from what I remember the body corporate insurance does cover for some loss of rent if property becomes uninhabitable, but does not cover for malicious/accidental damage or tenant default. Will get a copy tomorrow and check. Also I don't think it is...

not cheap "peace of mind" landlord insurance for not-experienced landlord

Hi, I will be renting out my PPOR (unit in a small block mostly occupied by owners) by the winter. By friends recommendation I found PM and now at the point of choosing the Insurance package. Since the building is covered by the strata, I really only need LandLord insurance (tenant...

    Best Landlord Insurance?

One of the property managers I was talking to has recommended a SGAU LandLord insurance. Anyone has their LandLord cover? Can you share how does it stack up against others? And one more thing (since I am quite new to all of this and yet to become landlords) does it matter - that SGAU is in...
