    Duplex Min Requirement - Sydney

Can you imagine every house was built like that? To get to the back of the house you need to go in the house? I personally think it's too crowded and alters the streetscape dramatically.

    Duplex Min Requirement - Sydney

The funny thing about these duplexes getting approved is the side setback....0m. The garages are right up on the boundary, i would be pissed if i lived near one of those chicken coops. This one is only like 205m2 if my memory serves me well...

    Duplex with or without parapets?

Parramatta city council requires that the dwellings not be symmetrical to one another. It wont look too bad especially because there is a kickback of about 1.4 metres anyway. Thanks for your input mate, always appreciated (you helped out on my GF thread also).

    Duplex with or without parapets?

Thanks for your input Guys, much appreciated. They don't really fit in the area as most houses around me are single storey dwellings (hoping that will change soon). Just to be clear,i'm only thinking of deleting the parapets on the right and left of the building, not the middle one's .

    Duplex with or without parapets?

G'day guys and girls, need your most valuable opinions on this pickle i'm dealing with right now. As the title suggests, should i leave them or put in a s97 and have them removed? The building will be brick with the parapets rendered with lines going through them also. I like it the way it is...

Not accurate at all. Still useful for looking up size of block and sold history though.

    My Duplex Development near "parramatta"

Yes, you are correct. But my land slopes very gently to the rear so i could have put the OSD in the driveway, but i know that cause cracks in the concrete so i opted to put them in the patios instead (with sealed lids). Yes about 3 years ago.

    My Duplex Development near "parramatta"

How long did it take you (or expect it to take) to register the easement? I'm going through Parra council right now for a dual occupancy with an easement that also drains to council reserve and was just wondering if this is going to be a lengthy process. Good luck with your build, i too have...

    price for concrete driveway

It is per square metre. I don't know the prices in regional areas but in Sydney it's starts from about $65 per m² plus excavation/pump.

    Coloured vs Stenciled Concrete

Epoxy is not used,it is a cement based colour hardener. What you are referring to is one and the same, the only difference being no stencil pattern was applied to your concrete. All textured/coloured concrete will fade if a sealant is not applied annually or every few years depending on...

    Granny flat potential?

Digging started today (and cancelled due to rain) and i'm leaning towards Dave's design as well. We'll just have to wait and see how this ends up.

    Granny flat potential?

Sorry Dave,my bad.But this is just a mock drawing of what can be achieved, I'm not saying I'm going to do that,it's just an option later on in the future if any laws change.

    Granny flat potential?

Thanks so much for the input guys, especially you dave ;). (what can be achieved if laws changed and garage turned into an extra 2 rooms) What I did forget to mention was that the bathroom was going to be where the laundry is and vice versa. Also...that garage is going to have a hallway in the...

An upcoming granny flat build thread

Driveway looks shocking, apart from that nice build. Not everyone understands the concept of doing what's right as opposed to doing what's good for my hip pocket .

    Granny flat potential?

Excellent idea, I'll have to speak to the certifier right now to see if he'll approve that. Thank you.

    Granny flat potential?

Does this design look ok? We are governed by the 3 metre setback rule plus the sewer pipe. I think I'm going to go with this plan but any input is appreciated.

    Granny flat potential?
