    Changing PM At Settlement

Hi Dave My two latest purchases came with tenants however we changed PM from day one of settlement. All we did was let the new PM know that we wanted them to manage the property and they arranged to pick up the file from the old one. After settlement my new PM made an appointment with...

    Buying in Blacktown..

For me I would consider South Blacktown in and around Julie Street. For an investment I would buy anywhere in Blacktown. Closer to the station and Westpoint will probably get better interest from tenants. Go to open homes and check out the areas.

    Reservoir Road, Blacktown

Hi Tonju I agree with Dave. If it backs onto the main road there will be some noise. Factor this into your offer.

    Asking Mortgage Broker for advice

I asked my broker for recommendations of an accountant and conveyancer. She gave me several contacts which I contacted and asked a few questions. In the end I used someone else that a friend recommended. She did however get a financial planner to contact me who I eventually used for income...

    Riverstone

Just be careful of the flood zones. Some blocks can be cheap because of this. I too like the idea of buying in Rivo. Surrounding suburbs are being built up.

    Reservoir Road, Blacktown

Hi omegaman I live around the corner from this house. It can be hard to turn in and out of that complex during peak hour. Reservoir road is a busy road but that area isn't that bad. South Blacktown is a good part of blacktown.

Seven Hills, Quakers Hill or Schofields?

Schofields might be good for capital growth in the distant future. Think of all the subdivision they are planning out there.

    The Wild West(ern Sydney )

We spoke with our neighbour and she said she'll keep an eye on it as some people in the area were squatting in empty houses. She told us to make sure the blinds are closed and flick a light on. For sale signs out the front are a big giveaway for people to break in.

    house advertised for rent

My house in Western Sydney has been on the rental market for 3 weeks now and still empty. Any other investors in the area find that 3 weeks is normal or did yours get rented quicker. Is it possible that Easter has slowed the market a little because of holidays?

    Buying with existing tenants

I recently purchased a property that had existing tenants. They kept the place neat and tidy and were paying their rent. So was a good sign so we let them stay. It wasn't under a lease however on a week to week. When we became owners we wanted them to sign a 6months lease with our property...
