End of financial year tax time!

If it's a negatively geared property (after depn & tax) why wouldn't you agree to as long as possible settlement period?

Seeking advice / points of view on my situation

In your shoes I'd be paying down the mortgage (whichever way you can, not fussed about method) and contributing as much as possible to Super. 12 years of super contributions of $3k (your 9.5%) + say $7k salary sacrificed (if you are able too without it impacting your lifestyle) is approx...

Took the plunge, did I get the loan setup right?

Tentatively looking at Canberra, but really have no clue about anywhere else. Not saying I'm not trying to learn though, but there's a pretty big knowledge gap. Sydney is starting to really scare me. If hypothetically I were to buy another one, and with currently an almost fully offset PPOR...

    Why should I get superannuation?

Super is set at 9.5% of wages. Not every self employed person pays themselves a wage (nor is it desirable for some small business owners to do that). For some self employed people, the value of their business, if able to be sold/monetised, will effectively fund their retirement, provided when...

    Medicare Levy

Yes pro rated - so if you take out hospital cover now you will still be up for the surcharge for most of the year. MLS is 1%, 1.25% and 1.5% for incomes over $90k, $105k and $140k respectively. So you could end up paying 3.5% in Medicare levy (1.5), MLS (1.5) and NDIS (0.5). The Private...

Took the plunge, did I get the loan setup right?

update (almost) 1 year on... I just wanted to provide an update on how this has turned out 1 year later. Recap - IP purchased for $450k, borrowed all + stamps etc ($468k). 2 loans - $108k variable @ 4.44%, $360k fixed 5yrs ending Sep 2019 @ 4.89% (dang, fixed too early!) Year to 30 June...

Struggle Street (SBS Doco on Mount Druitt)

    car park spot

Do you not hit the daily cap of $15? With some creative use of off-peak and short trips at lunchtime on Monday I can go Shire to Parramatta Monday to Friday for about $23 a week.

Another over entitled mentality Gen Y

Yep I can vouch for that, all the night owl grads at PWC and the like, they work very long hours. Even had one send me emails at 3am on a Sunday morning in the EOFY season. Had a friend who works in interior design who once put in a 21 hours day (8am to 5am the next morning) to get a job...

Struggle Street (SBS Doco on Mount Druitt)

I was just going to mention this! Story on the 7:30 report about it right now. Residents are outraged and the Mayor is sick and tired of the stereotypes.

What advice would you give yourself 10 years ago that you know now?

    - Don't leverage up in shares right before a financial crisis. - Don't spend all your late teens/early 20's busting a gut working full time with part time/ 3/4 load at uni. Leaving home at 7 and getting home at 11 each night will not make you happy - take it easy and take another year to...

What is the best prize you have won

I won a "Me No Fry" hat in a school raffle way back in 1994... this was the Cancer Council slogan just before the slip slop slap thing started. The school hat was blue, and this one just happened to be the same blue colour, just with the words written on front, so I wore it. Bad idea, for 3...

There's a third one - being taxed in death.

Industry Super Funds? Any good compared to typical Super Funds?

Yep. It's a good thing if you can let it silently compound away for 20 years without it being needed in that time.

Where to buy first investment property

Yep.. in my mind negative gearing is a cash-flow outcome/result, not an investment strategy.

Industry Super Funds? Any good compared to typical Super Funds?

Very happy with Australian Super. If you don't like the balanced option you can create your own asset allocation and you can also buy ASX200 shares directly too. Pension was quite easy / idiot proof to set up for my Dad as well.

Buy dividend shares - borrow against IP security

You do realise that you will have to declare the dividends as income right? Garage is on PPOR or IP?

Holiday accom in Merimbula and/or Canberra

I've been down to Merimbula before. Stayed at apollo apartments. Highly recommend it, great little spot on the beach - just don't go swimming - unpatrolled and lots of rips! The place is a 5-10 minute walk to the main town centre. Appears during the July school holidays you can get 7...
