    Insurance before title

The first place to start is your contract. The contract will clarify who is responsible for insurance. Then based on the contract provisions, you can determine what (if any) insurance is required.

Photos - terrible, or am I missing something?

Personally, as an agent, I would be embarrassed to put such poor quality photos up on public display and I can't believe that the owner would be happy either. However, i am sure the enquiry level will be really low and as such you may get a good buy!

    Periodical lease

To be frank, your agent should have had this sorted for you at least 60 days prior to lease expiry . This way you can give 60 days notice but the tenant is still locked in until the end of the fixed term. This then puts you in control of the re-letting of the property.

Is my manager being lazy? Or am i to high maintenance?

Communication is the key to any successful relationship between an investor and a PM. If our clients are having to contact us to find out what is happening with the leasing of their properties then our systems have failed. It is the agents job to screen applications and then communicate their...

Block of flats - Purchase in one line

If the flats are on one title, then no body corporate is required. If you are considering strata titling as a way to add value be sure to check the zoning to ensure that it allows for medium density dwellings. In Brisbane it is not uncommon to find blocks of flats on Residential A land which...

Am I doing this right? My partner doesn't think so

You make money in residential investment through leveraging other people's money ( the bank). Thus, take the value of the property when you purchased it and compare it to its value today. Assuming you are in the Brisbane market I would expect that you would have made at least $50k in capital...

Landlord Vs Tenant - Paying For Water

In QLD the properties do not need to be water efficient to charge for water consumption in properties that are individually metered. The legislation allows 100% recovery of water consumption for water efficient properties and requires that tenants be provided with a "reasonable allowance" for...

    What to do now?

I think it really comes down to who engaged the fence contractor to do the works. If it was yourself or the agent then the contractor should only take instructions from yourself or your agent. Given that you haven't paid, I would be expressing the above to the contractor and require them to get...

What has your Property Manager done to WOW you?

The benefits of maturity Maturity and life experience are great qualities in a Property Manager, as you have indicated it allows them to knw the difference between the 'must dos', 'should dos' and 'could dos'. It is great to see when a landlord says "Thanks" as well.

What has your Property Manager done to WOW you?

We often hear horror stories of when Property Managers get things wrong or drop the ball. Regretfully, it can often be too easy to focus on the negatives. However, on a more positive note, what has your Property Manager done for you that has that WOW factor? The one thing that has got you...

    Negotiating tactic, advice appreciated

The best thing you could do is engage a licensed valuer (approx $500 to $600) to value the property on your behalf. Valuations will usually be below what a buyer would actually pay (given that they are done with no emotional attachment to the property). If you would be happy to buy the...

    Meet the sandwich generation

We are seeing increased buyer demand for dual living style housing to accommodate the extended families. With divorce rates the way they are and the increasing entry costs for first home buyers I think this will be far more common in the future.

Who Gives Xmas Cards/Gifts for their PM/Tenant?

We always budget $200 per property per year to send $100 hampers to our PM's and tenants at Christmas. We feel it is a good investment in strengthening our relationships with our PM's and our tenants. Funny enough, our tenants look after our properties and pay their rent on time and our PM's...

    Accessing tenant details

The existing lease will stay in place despite the change in ownership and the details of the tenancy should have been included in the sale contract. It would be best to notify the tenants in writing of the change of ownership and provide direction on how rent should be paid moving forward. You...

    Temporary fence repair

If your fence has the likely potential to fall and injure someone, then I would be recommending immediate action to make it safe. In today's litigious society it is better to be safe than sorry. It may also be prudent to have your PM contact the tenants and advise them to keep away from the...
