    Structure of Properties when divorcing?

To stay with the majority, your structures are irrelevant in a family court situation, everything you own or is under your control goes into the pot for consideration/distribution.

    WA "under offer"

48 hour clause My understanding of this clause is that it must be in as a condition of the O & A at time of acceptance and cannot just be added on later at the whim of the vendor. I also understand that it is generally 48 hours in lieu of 24. If I am wrong I am sure someone will correct...

    Bailiff Auction

You can always ring the Baliff's office on the morning of the auction to check if it is still going ahead. I have seen a couple of bargains in the past 6 months.

    Mono laser printer recommendation

Funny isn't it - I wouldn't use anything except a Brother printer, for me they seem to be the only brand that is reliable. For refills we use inkstation.com.au - they were the cheapest I could find and overnight delivery.

    Bulk Billing

Don't know of a bulk billing practice in Perth - we currently pay $35 and the practice bills Medicare for the rest.

    Bailiff Auction

Have been to many baliff auctions in Perth and all the relevant facts are made clear to everyone and it is also disclosed in the Contract of Sale. The issue of not being able to inspection prior to sale date is a pain, but I guess you have to work with the system and not against.

Why would a house be advertised as "deceased estate"?

The term "Deceased Estate" seems to attract buyers looking for a bargain. The agent may then have the opportunity to play buyers off against each other and in theory obtain a higher price.

Sell underperforming 1 bed IP & Opportunity cost ?

Have you asked the tenants if they are interested in buying the unit?. This is always the first thing I do when selling IP's -it worked on one occasion and saved me the selling commsssion.

    Property manager recommendations in Orange?

I agree with Macca - haven't had a problem with our property in Orange with them for the term of the managment (almost 2 years).

Help to self manage property (remove agent)

Wholeheartedly agree. If you are asking such basic questions such as this about the bond and how to take over the management, I would leave it with the agent for now but only renew the management agreement for a further 6 months. In that time learn as much as you can from this forum, the...

    non-conforming use rights ?

First call would be to the local authority to ascertain their intentions, should the property with NCR be sold, ie would the NCR follow the property and for what period of time, or would it expire when the present owners sell. Could save a lot of time. Should it be favourable to you, the...

Tenant has installed swimming pool in back yard

That particular case was Mark Harvey who was the coach of the Fremantle Dockers at that time. I vaguely remember that Harvey was aware of the issue which was a brick BBQ built up against the pool fence. The agents had mentioned to Harvey several times that is was not safe as children could...

Please help - settlement postponed issue

Is that right, the purchaser cannot claim penalty interest. Over in the wild west there is a period of grace of 3 days and should settlement be delayed any longer, either party can claim penalty interest from the other. Off the top of my head, I can't remember the interest rate used to...

Reporting a welfare cheat / fraudster

No I would make the 'phone call. If the person in question is able to carry out these activities lawfully, it will come out in the wash. The government doen't have any money, (they just use and a lot of time waste) our money, and if your actions expose a welfare cheat I am all for it.

Perth property listings - under 9,000

Me either. That junk R20 site next to the airport in Cloverdale being passed in at $610,000 astounded me. The kid trying to buy it got off lucky IMO. I heard from a third party that the vendor wanted another $30-$40K on top of the winning bid. The property backs onto the Gateway project...

Perth property listings - under 9,000

They still seem to pulling that sort of money - for how much longer I don't know. A couple of agents we know in the area have lists as long as your arm with 'investors' still chasing this sort of stock. Don't know anymore - its getting all too hard as everything I see and hear contradicts...
