    Where can I park $800K?

Have you considered a protected buy write strategy on an aussie blue chip stock? Buy the stock, buy a long date put for protection and either sell a long date call or a series of rolling shorter expiry calls. Attempt to pay for put with the sold call premium(s). Advantages are downside...

    Synthetic Turf - Feedback

We had about 60 sqm installed over a year ago. I recommend it. I have seen the odd weed and some mushrooms growing after continuous rain. Maintenance depends on where its being installed. If the area gets lots of leaves etc then yeah you will have to tidy it up to make it look nice. As Jim...

    Paint peeling of blueboard

I think so. Scared of heights but will venture up there this weekend. Looks like i have to give it all a re-coat regardless. So it all depends on how bad the rest of it is.

    Paint peeling of blueboard

From my view...quite hard due to the height. Not sure i feel safe up there scraping away. Would prefer to just repair the peeled of bits and give it all a recoat. But if it all hasnt been primed then eventually its all going to fall off right?

    Paint peeling of blueboard

Hi. After the rain a big piece of paint peeled of the facade. It was the blueboard feature in the pic attached (charcoal top bit of house). Ive got one of the peeled of pieces of paint and its got a grainy finish to it. Cant tell if the blueboard was rendered then painted over or one of those...

    Issues with Simultaneous Settlement

Thanks for the advice. Vendor is settling his purchase on the same day as well. Seems to be too risky to assume everything will go ahead smoothly with so many parties involved. I think i will extend the settlement on my sale for an extra day. That way if the purchase settles as planned then i...

    Issues with Simultaneous Settlement

So we dont have to finance both properties. But for the extra $100 in interest it might be worth settling them a day apart.

    Issues with Simultaneous Settlement

Hi. Seeking advice on simultaneous settlement. We are sheduled to complete our sale and purchase on the same day (a thursday) in July. Both ask for vacant possession. I feel that this leaves us a bit exposed in case: - settlement on one of them is delayed - after settlement, vendor still hasnt...

    Buying before selling

we just did this and its a risky way to do things. If buying first make sure you have an extra long settlement period (we had 14 weeks and needed all of it). It would help to know the vendors intentions as they may be willing to rent it back off you on a short term basis if a long settlement...

    Citibank or NAB

right now it wouldnt matter. But if i were to dip into the offset for whatever reason in the future, then it would.

    Citibank or NAB

I technically dont have a mortgage now on my current PPOR (which is in cooling off till next week). The balance is fully offset. And i technically wont have a mortage on the new purchase as its balance willbe fully offset as well. So i really only need the facility in case i decide to change my...

    Citibank or NAB

Hi. Looking to finance a PPOR for $497k (622k purchase price). Narrowed it down to Citibank Mortgage Plus with offset and NAB Tailored with offset. Will be under their wealth packages (only way to get a good deal). Deal being offered by both is very similar in terms of fees and rates. Which...

Vendor wants to stay post settlement

great...thanks for the advice. Im probably going to decline as he has only offered $400 per week. The interest cost of me financing the property is $90 a day. Does not seem worth it.

Vendor wants to stay post settlement

Hi. Just spoke the vendor of place we purchased. Settlement is due in 2 months. He's asked to stay for an extra week or 2 after settlement so he can fix up the place he bought. He needs the settlement date to stay as is so he can settle on his new property (same day). I dont mind doing this as...

    Offset loan with no fees

Ive been shopping it around as an investment loan...trouble is as soon as they hear that they want to refinance my PPOR otherwise they cant lend me the amount i want as the ppor loan is counted against me (its balance is fully offset). Not sticking with my current lender as it is a white label...
