To sell ppr or convert to ip

Im interested in how the bank would view the $ in the offset account as security to borrow against to purchase an IP? Its not as if they have ownership over the cash in the offset and you can pull it out anytime you wish, so there goes their security. Is this even possible? as in borrowing...

loan application : what if u forgot having couple of loans or another credit card

Exactly, and that's why the bank treats your card as a $12,000 at call at any time, not just $2000 that might be outstanding. I would do the same thing if i was lending money as well.

Buy now or wait for interest rate rises, then buy?

Smack bang on the money, this helps a lot. Everyone has jitters, you need to convince yourself youre doing the right thing for yourself. If you fail to plan, you are planning for failure.

    Hopeless case..or not ?

Hi Meljup, Would you lend money to you? If so why? I have no doubt you can probably source someone to lend you the money, however your terms would likely be very different to a loan from the mainstream. Higher rates, less flexability. I understand your eagerness to get into the market...

Buy now or wait for interest rate rises, then buy?

Not meaning to sound harsh but why question your judgement if it is the right property? If your criteria stacks up, just do it. Like a bullseye in your sights...pull the trigger...

How to structure loans and why

The seperate lender was suggested as a method to avoid paying LMI on the IP. It also avoids x-col at the same time. The LOC was suggested so it is ready and waiting and no need for messing about with application and waiting on the bank whilst your trying to make a deal. Essentially just...

If you had an extra $25,000+ per year, what would you do with it?

Thanks Melbear/L.AAusse, yes that is what I meant. Since Ive gone through this all before I'd like to preserve some of the cash im saving for the next PPOR OR use it for further investment purposes. So does any see any disadvantages to this method of preserving spare capital for future...
