    I would also avoid. For all the reasons mentioned. They are good for the over 55s who want to buy into that lifestyle, but even for them, it is rarely a good investment. Deferred Management Fees and they also take a % of your capital gain.

    Thanks Brady. We are on modest wages and cant really afford this property to be heavily negatively geared, but I know that a good yield is probably going to be at the expense of good CG.
