I think after a while the black and white checkerboard along with the existing tile splash back would send someone crazy! I'd probably look at just putting new vinyl or vinyl planks/tiles over the top of the existing stuff. they come in any pattern you could imagine.

Just done a IP kitchen using vinyl planks. Fairly easy to do, just need a stanley knife, straight edge and a ruler. Used a good quality plank rather than the bunnings variety. depending on your floor you may need Masonite or leveling, but the good quality ones can probably go straight...

I'd convert it all to gold bullion then bury it in various places around Australia. Then sell maps of where i buried it on the internet, or maybe give the maps away and sit back and watch the gold rush.

I live in a hot dry area so an evaporation air conditioner is 10x better, but for a rental i would install a split system as it covers both heating and cooling with less maintenance. But if you do get an evap make sure you get a dump valve installed to save having to manually drop the water...
