    I don't know a great deal, but i would go with a licensed builder for one. Licensing is MASSIVE. Im not sure about anywhere else, but in QLD the work of licensed builders are covered by insurance. So not only is crappy/dodgy work covered by insurance, but the builder can lose their license...
