    adverse possession

It all looks pretty messy. I wish I was an expert on WA land law so I could help, but I'm not so I can't. I just wish you all the best and hope it doesn't cost you too much.

Not a nice situation to be in. Hopefully it is able to be ended peacefully.

    Virtual Office

IMHO virtual offices are the way of the future for a lot of sectors. With increasing technology and rising costs it makes a lot of sense to outsourse and work from home if that is an option.

NSW Deposit - is 5% mandatory?

Yep, it's up to the parties to negotiate how much the deposit can be. In a former life I was a conveyancing clerk in NSW and we saw everything from 0 to as much as 10%.

Can you be sued for posting on Somersoft

There needs to be a duty of care for someone to sue for bad advice. Defamation is a different thing all together so you need to be careful about posting anything too specific about companies or people.

Unauthorised vehicle in my parking spot

Def get the car towed. You'll only have to do it once. And don't touch the car (ie wheel clamps etc) - it's illegal and you'll get yourself into trouble. Leave it to the experts.

How do you value a prospective investment property?

Nothing better than getting out there on a weekend and getting to as many properties as you can - both inspections and auctions. Do your own homework but try and network with people who are doing the same thing too.

Tenant request to paint the house

Never in a pink fit! The insurance hassles alone if something happens is enough to make me stay away. Even if they are professional painters and do it as a paid job (ie your rent reduction or whatever), I'd still be loath to do it.

    The Time has Finally come!

Agree with Wandering, you need to get a valuation before you move out. And the rest of the list looks good. Probably should deal with one property at a time and get through the first one as I am sure it will be a learning experience for you! Good luck!

My goodness what a saga! It is like a soap opera....thanks for sharing and I wish you luck!

Prospective tenant wants 6 year lease

Sounds unusual that they would want a 6 year lease. I guess it would be different if you knew them as an existing tenant. The worse case scenario for having shorter terms is you will loose a bit of rent for each time the agent resigns the lease, but it does give you greater flexibility...

How do you like this for a wall colour

Depreciator, just wondering if you are going to consider Lego Red, Lego Yellow or Lego Blue? This is kind of like a car crash, you don't want to look but you have to, and you hope there ends up a good outcome.

    Strong Growth in Brisbane

It is the same story I think where ever you go, in this market in general. Properties that are priced to meet the market will always sell. Vendors who are not priced to sell will eventually meet the market or withdraw. It seems it is a swing as to whether it is a sellers or buyers...

    The hidden extras of building

Yes, there is always "hidden extras" in building. You can always guarantee you'll put an extra few grand on top of your original price!

    Where in QLD?

Logan would be a good place to look at. Potentially some good doer-uppers at a reasonable price.
