    Commercial lease rent review question.

Hi folks, I have a commercial office lease which is coming up for 'Option for Renew' on the 28th August. The tenants wish to renew for a further 5 years, which is fine by me. However, the annual rent review date has been 1st March each year. So... when I renew the lease in August...

Keep your chin up! 10 properties and so much unnessesary CRAP (UC), later we are pretty happy with ourselves! Hang in there, it is worth it.

    Partner's (non) Interest

My husband likes to be part of the decision process initially however, he's happy to leave all the paperwork, crunching the numbers etc to me. He trusts me implicitly, which is wonderful but its a huge responsibility which I worry about stuffing up. The details bore him and when his eyes...

'Rent Review' or not "Rent Review'??? HELP!!!!!

IMHO a 'Rent review' would suggest that the rent could change either up or down at a future date as you indicated i.e 6 Months. Why would you just review it and take no action(unless no change was required at the time of reviewal)

How do I find out who owns a property?

If you know the actual street address you can do an online title search(www.lands.nsw.gov.au), for NSW properties that is. For W.A its www.dli.wa.gov.au but I'm not sure if they have the online facility. Although you will be required to pay a small fee via credit card. This search will yield...

howto find out if dodgy st?

Let me see....... Rusty old cars parked in front yards up on 'blocks', (no tyres); surrounded by two foot high kikuyu grass. Old lounges out on front verandahs that should have gone to the tip two years previously. Otto bins(without lids) lying on their side in front garden...

    Which book first?

I agree with Michael in that you definately have to understand the 'Why' before you learn the 'How'. You have to establish a strong belief in why you need to do anything at all! Therefore, develop the mindset first(and thats the great thing, you can develop it, you don't need to be born with...

    teens

Humour! Kids respond well to this.. Have a laugh with them first(this relaxes them and puts them 'off guard', then they'll open up more readily. I've raised all my children on a strict diet of 'Humour'! Silene101

    Which book first?

Frankgrimes you say that Rich Dad Poor Dad got a bit repetitive, I agree although I also thinks repitition is a good way to learn sometimes. Drums the message in firmly! Ultimately I hope my son will develop a 'thirst' for as much knowledge as he can get and read all of these books...

    Which book first?

Thanks for all your replies! So many, so soon! Yes I was actually thinking Rich Dad Poor Dad too. I think thats the one I'll go with. I'll just leave it inadvertently lying around in the next few days! My daughter recently bought her first I.P at 19 years of age, she's got the right...

    Which book first?

Hi all! My 18 year old son is starting to ask all the right questions about investing. After years of subtle conversations alluding to the importance of saving and investing he is finally becoming 'interested'. After keeping me up till 11pm last night bombarding me with questions I...

Should I lock/fixed in my interest rate?

I think fix it for three is pretty good. If you go for five, than have second thoughts after a couple of years you may not like the 'break costs' the bank will impose for their 'ecomomic loss'! Silene101

Insurance - getting service & value

hi, Recently received the insurance renewal for a rental property where interestingly the 'Interested party' was St. George bank. All well and good except I've never had a loan with that bank! They could'nt effectively explain how the banks name found its way onto my policy! Computer glitch...

Sorry to hear of your plight! Remember, it doesn't matter what bank or 'which bank'.....all you are to them is a NUMBER, an account NUMBER! They don't know you, they really don't want to know you, but they DO want your money! SILENE101 (I LOVE BANK-BASHING!)

    MacquarieOne Loan?

I guess if I were to move my entire portfolio to a single bank they have to offer me something extraordinary. The bottom line is 'interest rate' and thats about the only thing they don't mention! If it's standard variable well forget it, I'd want to be able to negotiate. Yes and paying...

    Darned Banks!

Exactly! I was just having a whinge to my son yesterday in fact about banking hours. Internet banking is great but you still can't bank a cheque or deposit cash. Why can't banks be 9 to 5 like everybody else??? Silene101
