Seller dodging settlement.. What is a 'notice to complete' ?

Hello We purchased a PPOR for ourselves in December 2013, in NSW. There was a 3 month settlement period which we agreed to, which was due to complete early March. The seller has come back and said to us "we want to settle late March". We agreed to settle, a couple of days after the date they...

IT Contractor Finance Options - small loan

Ahh, makes sense. I am planning to buy a new PPOR this year, and I wouldnt want this little 'project' to interfere with that in any way. Say we kept the total LVR < .5 - next time I try for a loan would the bank still assess it as owing 240k? It all comes down to serviceability right? if the...

IT Contractor Finance Options - small loan

I mean, hypothetically A property is worth 240k. I go halves in the purchase, with my half being 120k, the other persons half being 120k, unencumbered. Can I borrow the full 120k, or do I need to still have a deposit for my half? With such a small amount, is a 95% lend available? Cheers.

IT Contractor Finance Options - small loan

Thanks all for your responses. As chance would have it, my current employer today offered me a permanent position, without too much of a pay hit :D That should make things easier. A question though, offtopic perhaps, when going halves in a property purchase, do the banks calculate LVR...

IT Contractor Finance Options - small loan

thanks for the responses guys, and the PM's. I will be in touch. I have been in IT for 5+ years now, and only recently moved to contracting, primarily for the much better money. Contract is only for another 6 months, but will easily be extended - don't know how to prove this though. It's...

IT Contractor Finance Options - small loan

Hi Guys, Just a quick one for you guys, as I feel this is a bit over my previous brokers head..... I am an IT Contractor "employed" as a PAYG employee through a company that manages my super and tax etc. Weekly earnings are approx $2500 gross. I have found a house I'd like to go halves...

    Campsie gentrification?

South Western Sydney, specifically Bankstown, Lakemba and surrounding areas, is pretty much a Mercedes Benz mecca. There is money in the area, although I know a lot of people wonder if it is always legitimately obtained.

    Campsie gentrification?

Yeah, I don't really agree that the Bankstown line is 'scary'. Every line has its undesirables, but the times I have been on the Bansktown line to the city, it has just been city workers silent relaxing prior to / after work.

    Campsie gentrification?

I think it is well on the way to gentrification. Maybe a few years away yet, but I think it is a very good bet. It's ~ 15km to the CBD, on an excellent train line, close to the M5, and close to amenities like hospitals and shopping centres. Trendier places are starting to pop up, and there is...

3 and 5 year fixed rate thread

Just about to bite the bullet on 3 years at St George's 5.39% for a refinance on a PPOR>IP First time going fixed, but I'm pretty confident we are at/close to the bottom. Hopefully, haha.

What's your biggest financial mistake ?

I see nothing wrong with that. At least it's a healthy hobby! And I agree, you have to live a little.. what is life without reward? My latest money pit is offshore kayak fishing. It is literally a hole in the water that I pour money into. Fun though! I'm starting to get my head around it...

What's your biggest financial mistake ?

Spending every dollar I earned as a younger person. I'm 24 now, earning a healthy 6 figures, but I cry when I think back to the money I earned from 14-22, that I now have nothing to show for. Cars, motorbikes, useless ****. It hurts.

Refinance to get IO and Offset

Hi Peter, Thanks your thoughts. I will contact my broker - he wont make any money of this kind of work though, surely? Either way, there are a few more loans in short-term pipeline, so I'll be looking for another broker. Cheers.

Refinance to get IO and Offset

Hi Alex Not really in love with them. But I see no reason to leave them, unless there was $ benefit to me. At the end of the day, I have no problems changing. Cheers.

Refinance to get IO and Offset

Ok, awesome. Thanks. So my take away from this is: it's worth the hassle, and worth any short term associated costs. I'm on the hunt for a broker in Sydney then. Thanks again!

Refinance to get IO and Offset

Currently paying 6.1%, however I expect that to come down more soon, given the latest RBA cut. Well.. I asked about an offset account, but was advised that redraw is the same etc, given that it's not (at the time) an investment property. I was offered a loan with an offset account, ANZ I...

Unfortunately their offset product isn't available on my loan product. I'd love to stick with Suncorp, but does changing loan products = refinance? Cheers!

Refinance to get IO and Offset

Hi Guys, I'm planning on moving out of my PPOR apartment, and renting a place with my girlfriend. Presently, it's a fairly basic home loan, with no offset account and P+I repayments. I've had the loan for about 18 months, it's with Suncorp. Everything I have read says that I should be...
