    Ipswich QLD LGA

Denmark Hill is nice but (relatively) expensive. East Ipswich/Eastern Heights is good value imo.

    How to buy undervalue property

That's not below market value, that's below the bank's valuation. The market (ie: you) paid what you thought it was worth - ie: "market value".

Need your opinion on this property please!

Better value in the older stock imo in Inala.

    How to buy undervalue property

"Below market value" is meaningless. Whatever a property sells for is (by definition) it's true value to the market in which it was advertised. Maybe the market was small, or it was only on the market for a short period, but property always sells for the "market value". The only exception...

    Matusik Presentation Ipswich

I found that presentation fairly meaningless...it's just marketing guff. Having said that, I've seen very good growth in CG and rental yield on my Ipswich IP since 2012 - CG up 18% and yield has gone from 6.45% to 7.65%. Now if I add a third bedroom, I will see some real CG!

    Sunshine Coast

Nambour is getting more livable all the time... a few more cafes in the centre of town, and some nice new estates going up too. A house that close to the hospital would rent easy enough. That work south of Caloundra has been "planned" for about 25 years, same as the proposal to extend the...

    Sunshine Coast

http://www.realestate.com.au/property-house-qld-nambour-118043615 Walking distance to two hospitals, nearly half an acre of land - asking $359k. In the low $300s that's tempting!

Thoughts on investing in Weipa QLD?

The mine near Aurukun is in the "exploration" phase I believe. I know a few guys who are out there setting up drill-camps and the like.

    Sunshine Coast

Good point. There is certainly still plenty of land in Kawana, Chancellor Park, Little Mountain and the likes. I think established areas will do well - places where these is less available land and where people always want to live. I'm thinking areas like Coolum/Caloundra/Cotton Tree within...

    Sunshine Coast

There has been very little chat about the Sunshine Coast on SS recently, which is either a bad sign (smart investors are staying away), or a good thing (smart investors are keeping quiet!). I'm starting to look seriously at purchasing an IP on the coast - there are certainly bargains to be...

    Emerald, QLD advice!

Gossip in my industry says Theiss are laying off 3,000 jobs (not just in Qld), Santos are cutting their head office staff too apparently. Construction industry in the Surat basin is definitely in for a quiet period.

    Old ABC Toowong site..Brisbane..

They look lovely in the promotional mock-up... setting sun over Mt Coot-tha, nice clean white vertical lines... They'd look very different after a few years of Coro drive traffic exhaust fumes! I think they would age terribly and in 10 years time they'd be an outdated eyesore... Better to...

First time investor - Toowong, QLD (4066) / Serra property?

Hi jdenhaan. Toowong is a very popular place to live (yes, I have an interest in Toowong). It has excellent transport connections (bus, train and ferry) to the city, uni and Indro, and attracts a mix of students and professionals. The main street has a good mix of shops/restaurants and there...

To reno or not to reno?

Thanks guys - there's no rush, so if there's no complaints and it's not a safety risk I don't need to do anything too soon. Air-con sounds like a better investment.

To reno or not to reno?

To stop the place falling apart altogether... and hopefully cashflow

To reno or not to reno?

Yeah, I think I will do the reno with 4 months left on the lease and we're coming into summer, then jack up the rent by $20 and remind them about the nice new kitchen and airconditioning... First world problems I guess!

To reno or not to reno?

I've a place in Ipswich that is crying out for a new bathroom and kitchen (and probably re-painting inside). I've been meaning to spend about $10k on renovations/maintenance for a while, including the kitchen, bathroom, fencing and installing air-con. Trouble is, every time I put the rent up...
