    Brisbane North

Yeah i looked at a BA but in the end couldn't part with 10k, I did a bit of recon back in December and spent 3 days in brisbane driving around - literally 8 hours in a car getting to know all the areas I had investigated; started with a list of 20 and narrowed down. I think you need to see the...

    Brisbane North

Thanks Tyla, I kept on getting beaten on several other properties as I am interstate based and they are literally going at first inspection and if not before, luckily my PM got to go through this the day it was listed and I offered over the asking price to secure it - everything else was going...

    Brisbane North

Thanks RetireRich, just glad to have got in when i did. Ideal time would have been 6 months ago but I am confident there is still a long way to go for Brisbane north, in particular those well located near shopping and direct transport. Crossing fingers for CG :p

    Brisbane North

I just secured this in Zillmere this week for 400k. I wholeheartedly agree that the market has certainly heated up since I started looking a few months back, originally looking around stafford heights but everything half decent was up in the high 4's and now mid 5's, on average 50k since I...

Brisbane (Again)... x2 in Logan/Ipswich or 1 within 7kms of CBD...?

That's all I needed to hear! Geez in Sydney I'd be lucky to get a 2 bedroom unit an hour out at the price. Anyone up for relocating to brissy and freeing up some extra cash!?! ha ha

Brisbane (Again)... x2 in Logan/Ipswich or 1 within 7kms of CBD...?

That makes sense... I did go up back in Dec but my plan back then was close to CBD and 500k, hence the closest I got to Logan was Sunnybank. Just don't have time for another trip up at the moment. Luckily I have a PM on the ground who is happy to go view properties on my behalf as...

Brisbane (Again)... x2 in Logan/Ipswich or 1 within 7kms of CBD...?

Thanks everyone - that is really helpful! Great to know you have been there done that too Cherry Pro. :) I am new to this investing lark and probably just needed to sanity check that what I had in mind was sound. This may be 3 in 3 months so moving very fast! The SANF having 2 paying for...

Brisbane (Again)... x2 in Logan/Ipswich or 1 within 7kms of CBD...?

Thanks Jenko, I had checked out that thread but didn't think it directly answered the question re Logan/Ipswich vs the CBD - although it was full of useful information! Budget wise I am limited to 500k in total, although I don't see why I couldn't get two comfortably around the 230 - 250k...

Brisbane (Again)... x2 in Logan/Ipswich or 1 within 7kms of CBD...?

Hi All So I have been searching for another property since mine fell through due to B&P in Jan, the market has certainly been hotter since the start of the year and it's becoming increasingly harder to secure the right property within 7km's of the CBD with the price range I had in mind 450k...

Brisbane purchase feel through B&P - 450k where to spend now???

Hey everyone, thanks for the replies. In answer to your questions I luckily haven't lost out on too much, not even the 0.25% apparently the law is different in NSW compared to QLD. I paid $165 to my solicitor for terminating, $500 for the B&P, a few weeks of my time and the rest I should get...

Brisbane purchase feel through B&P - 450k where to spend now???

thanks Tulamalula, it is a bit disheartening, you do get a bit emotionally involved when you're a newbie I guess. On the plus side it is another opportunity to get an even better deal and possibly look further afield if that will reap better returns CG.

Brisbane purchase feel through B&P - 450k where to spend now???

Hi Everyone, I recently bought (at least though I had) a 3 bed in stafford heights, after the B&P it turned out there was $16,000 worth of repairs (roof, termites & plumbing) required on top of an already average price of 457k, the sellers after receiving all the quotes i had organised and...

Brisbane Suburbs - Please Help me decide!

Thanks Roachy - that makes me feel a lot better! :) Have you done that with your property, out of interest was it expensive? I need to work out further down the line what will add the most value, the RE suggested removing the sunroom and turning that into a side and front wrap around balcony...

Brisbane Suburbs - Please Help me decide!

Thanks eggnog, granted I moved a bit quickly. It will be a few months now until I either have enough equity or saved up another deposit for my next ip. In that time I am planning to do a lot of self education, seminars and read as much of this forum as physically possible and be in a better...

Right, wow, where can you see that yield and still get CG, apart from mining towns that is?

Brisbane Suburbs - Please Help me decide!

Tell me about it Angel, I pay 600pw here 10ks from the city for a 2 bed unit, I could live in a mansion in Brisbane for that *contemplates moving*. Are you saying that I shouldn't expect the same yield as I do for Sydney? I'm really hoping I haven't stuffed up... I think the area shows...

Brisbane Suburbs - Please Help me decide!

Ok so it's 5.23%, whats neutral above 6? I don't know the exacts around gearing but compared to other properties and rents in the area it was pretty decent compared to some that are 450 cost and 400pw. I have a good yielding ip in West Syd so i bought this for diversity and CG.

Brisbane Suburbs - Please Help me decide!

Hi SMSF Lorde, thanks for the advice... suppose it's too late to tell you that I already secured the property at 457k... I probably could have waited to find another however the market in brissy is getting pretty hot at the moment and I am confident that the market come Jan will pick up further...

Brisbane Suburbs - Please Help me decide!

Hi Roachy, agree the property in Mitchelton seemed more like Keppera to me and it was a bit of a downer that there was literally nothing I could find to do with the place that would add value :( Great to hear you have a property in Stafford Hts, have you seen much CG since you purchased...

Brisbane Suburbs - Please Help me decide!

Hi Guys, thanks for the advice, I like Keperra, however I agree that if I can afford it growth closer to the city will happen before it hits Keperra - plus there still seems to be a hint of stigma for locals. Roachy thanks for your advise, I didn't realise that the road would put...
