    What about Wodonga?

The development going on in Wodonga is the redevelopment of the old rail land right through the middle of town. They are realligning streets in the CBD to improve access, adding open spaces and building new retail shops. I think it will be a very different place in 5 years time when it is all done.

    Masters flat pack kitchen.

Hi Dylan33, Quick question. Does Masters do a custom design for your kitchen space then flat pac it OR do you have to stick to their standard module sizes? I'd be kean to give it a go in the future if there is some freedom with the design.

    Albury/Lavington

If you are driving out of town toward Jindera the right hand side of the road is lower income. The left hand side is better and gets very good once you cross the creek toward Norris Park. The area between Heathwood Park and Burrows Rd (look on google earth) is one of my favourite areas in Albury.

    East coast road trip

If you are going to be stopping in at Rutherglen why not include Beechworth and Bright. Both little boutique towns that are beautiful in Autumn.

    Albury

I did a little two lot subdivision in North Albury last year so I've got my fingers crossed. Over baked it like all first time developers so a rise in prices would make me feel warm and fussy. I lived in Albury until July last year also so I know a bit about it. I just happen to be buying my...

Never developed before - any hints or things to watch out for?

Hi Wylie, We are in the last month of our first small subdivision, build and reno project. It has been stressful because we didn't have much experience to fall back on and we had to rely on 'professionals' to point us in the right direction (this didn't always happen). Below are some things...

Should it take this long to get new titles.

Hi Redrock. My surveyor did all of my subdivision work for me. We got there in the end but I'm a bit greyer because of it ha ha. The speed your guy is moving is inline with what I experienced. Very frustrating. The good news is you are close to the end. The bank will tell you it will be a week...

Should it take this long to get new titles.

Hi Redrock, I am just finishing off a two lot subdivision and build in Albury. It would have been a fun exercise if it wasn't for the surveyor handling the subdivision, the subdivision people at council and my bank rep. As a first timer I had to put my faith in them as 'professionals' however...

    x collateral

Ok Terry. PPOR loan was 336K before we did anything. My girlfriend put 250K into that loan. When we are finished building our loans will be 243K for the PPOR, 270K for the IP plus 305K for the build. All are LOC but different accounts. Our cash sits in the PPOR account. I would be greatly...

    x collateral

xcoll strategy I just wanted to run our situation past you guys so I can fully understand the consequences of out Xcoll strategy. My girlfriend and I have joined forces to invest in property. I have a large income but I've used my lending power on my PPOR (only to 80% LVR so its not that...

    Albury

Hi Dnk and other posters, There are four really well known areas of Albury that are very rough. They are; 1. Eastern Circuit area of East Albury. The Andrews St house linked is very close by and would have crime problems. 2. Jackaranda St area of West Albury. 3. North of Kaitlers Rd out in...

    Albury

Hi Gizzy, I'm a North Albury resident so I know the area first hand. As Poppy mentioned, areas of North Albury and Lavington are a bit rough but what else can you expect from sub $200K properties. The trick for an investor is to find the good stuff in amongst the not so good stuff or fork out...

    Albury Wodonga Area

903 Mate Street. On google maps you can see the construction fence. There is one on either side of the road plus one back in Sylvania Ave (fence there too).

    Albury Wodonga Area

Sorry just clear that up. I live in central North Albury and have an IP here so I talk to agents all the time. They are telling me investors are buying into the Fallon St to Union Rd area because the houses are under $200K and the rental yield is up around 7-8+%. There seem to be more coming...

    Albury Wodonga Area

I live in Albury so I can help you out a bit. - The uni has moved from central Albury out to Thurgoona. I've thought for a while that anything near the mini mart on Thurgoona Drive would be a prime area for the students to rent. Thurgoona is also the growth corridor so there are lots of new...
