Insurance for house and granny flat

+1 for CGU. I use them on both of my multi dwelling IPs. Ends up as a single policy with both dwellings identified with their own building insurance cover amount and applicable excess. You need to get all dwellings onto a single policy as how else would you be able to deal with the claim process...

    End of an Era

With SS being archived and (I assume) eventually shut down, would it not be at all viable to mass import this forum's threads over to PC, even if it's just the last 5 years or so? I always found the historical threads lingering in SS to be just as valuable as the current threads. Or is there...

Where do i go to find out the exact date my house was built?

If the house was built after the area had the sewer connected then the sewer diagram date will at least give you the year. BCC told me the sewer was run through Manly in the 60s and my sewer diagram says 1978... so the house was built in 1978.

Brisbane Bayside: North (Sandgate, Shorncliffe) vs South (Manly, Wynnum)

I wonder if Brisbane people consider Brighton/Shorncliffe to be not part of Brisbane too? When we bought in Manly West a year ago we felt the distance to the city was acceptable by road and train. I did a research trip to the north side at the end of last year and thought it was just too far...

Unit in Kogarah / Bexley / Hurstville / Bardwell Park...

Yep, house prices in all of these suburbs have skyrocketed in the past few years, some more than others but all have grown significantly and the medians are pretty similar. 5 year house growth | median - from YIP: Bardwell Park: 67% | 1.197M Bexley North: 45% | 958k Bexley: 56% | 970k...

    Electrcity Charges - Granny Flat

Something tells me this property isn't a legal dual occupancy... but I digress. No, you cannot charge ANY water usage to any tenant let alone ALL of the water usage to Tenant A in a multi tenancy property unless you separate the water meters, separate the hot water systems (if you haven't...

Bexley North yes but doesn't affect Bexley itself.

The "tunnel stack" is the ventilation stack from the M5 East motorway tunnel. Concentrated vehicle pollution. To give you an idea of how bad the pollution in the M5 East tunnel is, bear in mind they close the tunnel regularly on weeknights for "road works" but there isn't any road works going...

Sydney Market at top - calling a severe correction in 2018-2019

I agree. A lot of people need to live in a house because of their need for space, be it because of kids, vehicles or wives with bag and shoe collections. Anyone can live in a house but not everyone can live in a unit. For people who need the space, rental affordability changes where that house...

    Wollongong Region: Dapto vs Warilla

My money's on Warilla. When we bought our Berkeley IP early last year I thought proximity to the highway for commuting to Sydney was a good trump card, particularly as the granny flat tenant at the time of purchase actually did the commute every morning to Randwick. But he moved out shortly...

    Shellharbour NSW

We bought a pair of detached villas on a single Torrens title in Warilla early this year and had no trouble finding tenants for the rear villa. Would imagine a granny flat would be a similar story. Gross yield for the two villas isn't bad at 6.3% but nowhere near as good as the house/granny flat...

Who have bought a property in Penrith Area in the last 12 months?

Predominately Penrith but the same story seemed to apply to everything covering 2750, 2760 and 2770 at the time. The agents that are now starting to call me are all Penrith based and are all jumping on the airport bandwagon. There's probably some truth to that but with the rentals being soft...

Who have bought a property in Penrith Area in the last 12 months?

Has the investor demand started to quieten down out that way? I've received a few phone calls in recent days (including one this morning) from agents that I met with 12 months ago when I ventured out there for a day to scope the market (and quickly ran away from the panic buying and soft rental...

First time investor in Sydney buying tips

No idea where the land supposedly is but the OP's budget of 800k isn't going to buy much of an older house let alone a new H+L package even if there is/was land available - the median in each of these two suburbs is nudging 1M. Unless by "house" he means "unit"...

    PM recommendation for Wynnum/Manly area

Thanks DaveM ;-) My new property manager will be taking over the property next week. And unlike our spamming friend, they are based in QLD - the same state as the property itself! Cheers, Dave

    Wynnum manly brisbane

We bought a house in Manly West in July 2014. The revised 2015 land valuations were issued a few weeks ago. We were 275k in 2014, now 305k. Was apparently 250k in 2013. So that's 11% in 1 year and 22% in 2 years.

Another where to buy. Brisbane vs. Sydney

The free Residex suburb reports include pie graphs, one of which is "Dwelling Type" that shows relative percentage of houses, semis and units.

    Thoughts: Wollongong/Gosford

I saw a lot of that in the past couple of months down there. The scenario below is now typical... House comes onto the market Wednesday lunch time with first open scheduled for Saturday. Finally get agent on the phone at say 2:30 after trying all afternoon - already had piles of enquiries and...

    PM recommendation for Wynnum/Manly area

Hi All, I've seen a few threads like this but they're rather old and so may/may not be relevant anymore. I have an IP in Manly West and I'm on the hunt for a new PM as the existing one never replies to emails and is generally very lazy. I'll be heading up there at the end of April and will...

Buying house in Kogarah or Carlton - south or any innerwest

We bought our house in Carlton in 2007 and prior to that I rented a unit in Kogarah for a few years. For shops either go to Hurstville or Rockdale Plaza, depending on what you want. Bunnings and Repco are just past Rockdale Plaza. Officeworks is on the south side of Carlton. Everything is...
