Why I have faith in Australia and the Australian property market

Great post SC and it's very timely for me as I am about to become an Australian Citizen this coming Thursday. I've been doing a bit of self-reflection recently on my time here (20 years) and how fortunate I've been and grateful for the opportunities that Australia has provided for me...

    Asian Cup?!

Although the final itself wasn't a classic it was close and tense but it was great to see the Aussies win this tournament. I totally agree, the future is looking very bright for Soccer in this country. We have quite a young team and Ange has done a great job making this transition in a...

    Any Breaking Bad fans here?

Agree with previous posts....this has to be one of the best TV shows ever made. Started watching it about a month ago and am now half way through season 5 but so don't want it to end. Trying to figure out what I should watch next...'Sons of Anarchy'or 'Games of Thrones'? Yeah looking...

    Forms

Tell me about it....2014 for me was just one long procession of filling out forms. From top of my head I filled out forms for the following - 2 equity loans, 2 IP loans, multiple offset accounts, switched super funds, setup trust and corporate trustee company, got new wills setup, applied for...

    Yarraville - what about it?

Depends on whether you are looking to live there or invest. It has seen some great capital growth in the last 20 years but it's starting to get a bit expensive now and there is probably better value elsewhere if looking to invest although I'm sure it will continue to do well. If looking...

Cost of getting a power pole moved

I contacted my local distributor (Jemena) as suggested by OC1. They provided me with a preliminary cost estimate which they said will be in the order of $40k to move the pole approx 6m. They did stress that this was not a quote and requested a project fee of $1,750 to do more analysis...

How do you keep track of all your passwords?

Here is a bit more detail Pete on what the NSA are up to and it goes way beyond Gmail. It's probably too late anyway, they already have your passwords  http://www.spiegel.de/international/germany/inside-the-nsa-s-war-on-internet-security-a-1010361.html

How do you keep track of all your passwords?

Just wondering how people on here keep track of the multitude of passwords that we all have these days? I've been using an app for about a decade called 'Password Safe' which is a great little program. It's free (open source), quite simple and uses 256-bit encryption (read very secure)...

US Property thread - Are there lessons to be learnt?

Of course it is not just the US where this has happened. Ireland's housing market collapse has been well documented. They had a whole other set of different circumstances but still the effects were similar to the US if not more severe. And it?s still playing out over there??I know of a 3 storey...

Cost of getting a power pole moved

It's still very early days and this is the very first hurdle. Want to put garages on side boundaries for 2 x townhouses (side by side) with the crossovers being on the side boundaries too. The pole is 2M in from side boundary and did speak to a town planner who said min distance for crossover is...

Cost of getting a power pole moved

Thanks Belvoir. This pole is only servicing 3 properties, has a street light on it and some Telcos seem to be using it too. From what I can tell it looks pretty old. Looking to get it moved so I can put a crossover in for a dual occ development.

Cost of getting a power pole moved

Has anybody ever had to get a power pole moved from the front of their property? If so was it a hassle to get it done and what were the costs involved? I am currently looking into this. There are no transformers on it but I don't think it is going to be cheap Thanks

    Turning PPOR into development

I'm looking at a similar situation and have read through that pdf 'How not to be a property developer'. It's a bit dry but well worth a read. My understanding of it is that if you are 'merely realising an asset' you will be up for CGT (and no GST) as opposed to it being treated as revenue...

    An Interview with LeoT

Great interview LeoT....some excellent tips and really sound fundamentals in there. Just wondering, did you have a normal full time job and exit that to work full time in property or did you make a living from property from the early days?

    Melbourne Market Heating up UPDATE!!

    Melbourne Market Heating up UPDATE!!

I totally agree....I went to a few auctions in Maidstone last weekend for properties with excellent development potential. There was quite a bit of competition for them and the first one went for about $250k over reserve and the second one went for $150k over reserve. That's quite a bit for a...
