    Agnes water

HI I have heard rumours that an airport is going in at Agnes Water, does anyone know how true this is? I assume if it goes ahead then the real estate prices will also rise as it will be much more accessible. Cheers

What distinguishes a good investment seminar from a bad one for you?

Seminars I agree with all the above points, but not having been to any property seminars yet can people recommend ones and possibly mention costs and what they believe value was relative to cost. I know this will differ for different people but if enough response should give a good guide.

    Qld subdivison

HI I have heard that it is very expensive to subdivide in Qld, something about a voluntary contribution that is not really voluntary? Can anyone give me some guideline as to costs for this purpose. Cheers :)

    The latest project

HI I would also love to see the progress on this and know what your costs are. We have just completed a bad one - but not as bad as yours. We were learning, paid too much, spent too much but have still made a bit. If you are happy to share, it would be great if you could post the...

    1st IP, Rockhampton or Frankston

Hi Alistair Sounds great, but I have never heard of this before. Are you saying that if you have LVR of 65% you can borrow more money to invest or do you mean you can only borrow amounts up to total of %65 LVR I am currently trying to work out how to leave work and invest / renovate full...

    Resort/Holiday property?

HI, I have a unit in central Qld which is part of a small holiday resort. I am finding that the costs are very high - cleaning, linen, breakages & maintenance etc, but am convinced that much of this is due to management and advertising. If you do go into this one thing I would suggest is...

    Adelaide Valuations for 2004..

Hi Duncan We have same issue, our valuation has gone from 160000 last year to 225000 this year - Luckily it is our PPOR in Adelaide - will be interesting to see what happens with our investment property in Qld, I have a feeling that the whole country will do the same.

$50000 and don't no what to do.

    Re-pointing of ridge cappings

I have just done my own repointing, mixed the mortar as per normal for pointing. I just went round and filed the cracks etc as I would do if doing paving. Did not find it difficult. The only issue was that I don't think it would be easy to match the existing colour but as we are painting...

    Agnes Water / 1770

HI Philby, thanks for thread, it was interesting Phil H, how is your IP at Tannum Sands going - is it a good investment and is it cash flow positive or capital growth? Does anyone else out there have some more intimate knowledge of property in this area or anything about proposed...

    Renovations

You could of course consider doing what we are currently doing and buy the house you want to renovate as a PPOR and renovate around yourselves. If you organise it it is not too bad, plus has advantage of no travel time when you want to do stuff.

    Agnes Water / 1770

Hi, does anyone have any knowledge of the market here. I know it is a very small community but prices seem to be going crazy - if realestate.com.au is anything to go buy (and if they are actually selling and for similar prices). Does anyone know if there is any planned infrastructure changes...

    Kitchen - vinyl, laminate, timber?

In my experience wood does not necessarily increase price. It depends on the kitchen. Wood is darker and therefore if you have a small kitchen is not going to enhance the look. A lighter vinyl is much better. Painted doors most probably look the best but are expensive. You really need to go...

    disheartened by renovation

Hi Adaran Would be very keen to know where your property is, sounds like we are currently doing just what you have done. Over capitalising on main road in Adelaide. Would love to hear about your experiences in more detail. If you are interested in seeing if we can help each other out...

    Whitsundays - time to sell?

If you can afford to hold onto it, this is definitely the best option. I would also suggest that asap you build a new house and rent it out to get some of your costs back. If money is a little tight you could build a small holiday house that can be added onto later. Good luck with whatever...

Is your partner involved too ?

Just to be another female voice... My partner is heavily involved with all the renovating we do and is interested at looking at properties too. In fact we pretty much do everything together which is great, we are pretty complimentary of each other - different skills etc :D - only trouble...

    Cashflow Quadrant

Hi Has anyone out ther who has ready the book also bought and tried the game. Is it worthwhile, can you play with 2. Does it really help with learning about finance? I have one investment place -ve and am nearly finished renovating my PPOR and will then either sell or rent. I really...

    Lazy $$$$$ Ppor

Hi Steve Thanks for spreadsheet, makes a lot of sense except for the shares bit, seems like you only make half the money for the same investment on the houses. Why would you not buy 4 houses and no shares? I have been reading on this site a lot about your seminars and have obviously missed...
