    1 Bedders in Melbourne

Hi everyone, I've been keeping an eye on the market these past 12 months and have noticed the yields for 1 bedder units/villas are higher compared to 2-3 bedroom villas and townhouses. Would love to hear your thoughts are on 1 bedder villas/units in the following areas... - Sunshine /...

    Budget $330k Western suburbs Melbourne

Why not Hoppers Crossing? It has a Uni and is next to Laverton, supposedly a designated growth area and a shopping centre. (Genuinely interested... I have no property there but had been looking at it as a potential suburb of interest)

    Broadmeadows/Deer Park/Glenroy/Cragieburn IP

Just to add a different perspective here. I have an investment in Broadmeadows, which i bought 12 months ago and I secured a tenant within a couple of days. To counteract some of the views expressed so far - the tenants have always paid their rent on time and haven't trashed the property. I...

Sell a unit to buy a house or borrow full amount for a house and rent out the unit

I hope this question isn't silly but... could you not still withdraw equity to purchase a PPOR and forgo tax-deductibility? What would be the downsides?

    Introducing myself

Welcome! You'll learn A LOT here and of course, after your first purchase. Keep checking into Somersoft along the way for information on suburbs, strategy, loan, finance information, etc. There's some real gems here. I joined early last year and the difference between what I knew then and now...

Newbie - owner-occupied property purchase suggestions

Welcome, I was in your position last year and had considered buying my first property. After some really helpful posts from this forum, rather than by my own principal place of residence (PPOR), I bought an investment property instead in another state. There are many benefits (I won't...

    Wollert, Melbourne

You've listed some pretty strong reasons to hold onto this one. My question to you is whether the property is costing you money each week? What are the holding costs? If the property is not costing you any money and it's been easy to rent out, then I don't think you should sell it. If...

The Newbie that gatecrashed... gatecrashes again!

Hi tj22, Thanks for your response. I haven't researched Bellbird park before, so thanks for the tip. I've visited Logan, Kingston and Slacks Creek and had just missed out on a well presented property that I was interested when I last visited. I haven't had any experience with renovating before...

The Newbie that gatecrashed... gatecrashes again!

Beanie Girl, you must've read my mind... I had only just looked at Glenroy the day before you posted these links and thought that the suburb was well within my price range. You must be an expert on Logan AND Glenroy ;) Glenroy is definitely on my radar along with Sunshine. :D Hoppers is...

The Newbie that gatecrashed... gatecrashes again!

Thanks Beanie Girl, this gives me more to think about. They're also a lot closer to the city than some of the other suburbs I've listed, about 10 km out and very well connected to public transport. I suspect that villas and townhouses would be better purchases in these areas, mostly families...

The Newbie that gatecrashed... gatecrashes again!

My partner is studying full-time (2 years remaining... :() but is eager to start investing. ;) Boronia... because of relative affordability, closer to neutral cash flow (depending on the buy) than surrounding suburbs, has its own train station, proximity to Westfield Knox and of course blue...

Hello Somesoft! IP or PPOR for first purchase?

Given you are 30, I suggest purchasing an IP or even two and continue to rent. As others have said, it will give you a lot of flexibility and you can always upgrade to a nice PPOR down the track. That's what my intention is.

The Newbie that gatecrashed... gatecrashes again!

Hi everyone, A lot has happened since my first post last year and I wanted to share it with you. I was also hoping to hear your thoughts and opinions on my next steps, as I found your previous advice incredibly helpful (and surprising - who would've thought I'd drop the idea of buying a PPOR...

I'm fairly new to investing so forgive me, but was wondering why you would advise against a couple purchasing in both names? Is it to do with serviceability and risk management?

    Advice for buying first IP

Hi Genal, Some good advice here. I understand you may want to get started as soon as possible but take the next 3-6 months to read as much as you can here. I recently bought Achieving Property Success by Margaret Lomas and highly recommend it. Regarding where to buy, think about what you'd...

A Real Estate Agent just came over?...

I don't have the legal background that some of the other posters here might have but my thoughts are... ... don't sign or commit to anything on paper. The reason why is that things can change a lot in 6 months. Why tie yourself down? Good decisions should always give you more opportunities...

One of the first steps in eradicating the Age Pension

I'm 30 now and don't really expect there to be such thing as an aged pension 30 years from now... well, certainly not in its current form. Perhaps more of a 'supplement' payment (terminology is just as important - New Start, for example) to tie one over. I guess that's why they've increased the...
