    I've got over 25 years before I can access my super, so I've got plenty more years of working ahead of me!! Based on the last 40 years of data, property will double every 10 years or so, so I've got plenty of time to acquire enough to retire comfortably.

    That's why you buy new properties in good areas and you don't have these issues. Also, dependent on your income the depreciation will pretty much bring a property to neutrally or positively geared. Make sure the property pays for it self and then it's just a matter of waiting for capital...

    I'd split it into two $40K deposits and $10K lots for costs and buy two places with an LVR of 90% which makes about a $400K place. Then in 10 years or so when your values double, you can sell the IP if you wish and pay out your PPOR mortgage.

    Thanks for the link Perthguy, that's got me sorted. By the looks of it, if it is their PPOR from when they buy it until they sell it six months later then the sale is CGT exempt.

    What I was talking about was that you need to live in a place for 12 months to qualify for all the grants, so that is where I got the 12 months from for the PPOR status.
