I will be retiring end 2007. I will be receiving a pension from a Public Service fund. I also have investment properties. The advisers I have seen tend to shy away when I mention IP's! Does anyone know of a good IP savvy adviser in Adelaide?

    Cashflow Mortgage

Hi all. Just want peoples opinion on InvestorsDirect and their "Cashflow Mortgages". I realise that the concept eats into any future capital growth but in a time of rising prices is this a worthwhile strategy? I am a little concerned that they claim "you can claim the tax benefit from the...

I did a search here but only found one reference, and that was a similar query to mine and he received no replies. They are Queensland based and provide services to owners of QLD investment...

    PM and responsibility

Hi all. One of my properties here in Adelaide, the PM constantly phones me with small issues. As an example, the battery in the smoke alarm has gone dead or, the other day, the lounge room air conditioning vent has popped down a bit or, a door handle has come loose. Now I appreciated her phoning...

    After the boom, the bankrupts

This article in the Sydney Morning Herald: http://www.smh.com.au/articles/2004/05/21/1085120120184.html Am I heartless! I read this, but I don't have a great deal of sympathy for this couple. I personally would not have gone into a similar deal. They have made some good CG from the sales...

Residential rental property assets—list of assets and proposed effective lives

ATO has moved the goalposts again! Checked my QS reports against their new amended list. Lots of changes. Have to go through having my QS reports amended yet again. Went through this last year after the Woodward case. My guess is that depreciation is costing the Government in lost revenue with...

This is the situation. One of my properties became vacant recently and the PM was unable to find a tenant in about 3 weeks. I found a tenant myself through a friend. The PM insists he can charge a letting fee. My argument with him is that I found the tenant! What are others thoughts on this...

    Loan to Valuation Ratio

I notice a lot of people on the forum refer to their LVR. I am curious whether in this formula they include their PPOR or just their rental properties? I mean, my LVR if I just include my investment property is 85%, if I then lob in my PPOR it reduces to 78%. Fester
