Hot water unit in main bedroom wardrobe.

Thanks to everyone for the replies. This is a great site and you all make it what it is. I have met the builder and things are staying as they are. All the apartments have the hot water units in bedroom wardrobes. I told him that's fine when there are no options but in my case I have a large...

Hot water unit in main bedroom wardrobe.

Maybe they thought as an investor I would care. Apparently 2/3 of the apartments were sold to investors. I just spoke to the builder and he told me tomorrow we can talk about it and see what options we have then he'll talk to the plumber on Monday. He says he's there to make everyone happy...

Hot water unit in main bedroom wardrobe.

He may be hoping I don't make a fuss but it's my wife he has to hear tomorrow. At the end of the day its something I should have been aware of so if it costs me a few $$ I'll wear it and learn from it. Good to know others think its just a stupid spot.

Hot water unit in main bedroom wardrobe.

Hi Scott I have looked at the plans and it doesn't show anywhere. I don't know where the other apartments have theirs as I haven't got access to look. You may be right in that it may not have been possible to put it elsewhere. We only have electricity no gas so an instantaneous HWU won't be an...

Hot water unit in main bedroom wardrobe.

Hi everyone, I have a question about where the hot water unit in my OTP property has been placed. It's in the main bedroom wardrobe which and has almost halved it's size. Behind the bedroom is the bathroom so it's close and easy which is obviously why they put it there. Being an apartment with...

Can I add stamp duty etc to investment loan

I was going to just use my PPOR as security as it's easier but I do understand there is a risk as both properties could be at risk. I currently have a split loan with ING which was set up for the 10% deposit on the Ip. If I extend that to say 20% and then get the 80% with Mebank will interest...

Can I add stamp duty etc to investment loan

Thanks for the reply Jamie I just got off the phone to my broker who said just leave it the way it is and give the accountant a schedule or what the loan covered and he can sort out what interest paid was for the investment loan which is tax deductible and what isn't. I don't like that idea...

Can I add stamp duty etc to investment loan

Thanks for the reply Jess and Terry. Settlement will be end of July. The valuation should be fine as the purchase price is in the same ballpark as other similar sold properties in the area. Some have sold for a little less and others little more. I do have some financial wriggle room in shares...

Can I add stamp duty etc to investment loan

Hi everyone, I'm in the process of getting an investment loan for an OTP property and would like to know if I can add the stamp duty, conveyance fees, depreciation report and new curtains/blinds to the loan. I will be borrowing roughly $22000 more than the cost of the property to cover these...

Ringwood, VIC - CG Gain Prospects

The apartment was $425K but with a few alterations/improvement it came to $428K. Rent will be around the $375-400 mark, current rent for comparable apartments range between $360-390 so in 8-12mths time when mine more than likely will be finished it could be around $375-400 mark. As it's OTP we...

Ringwood, VIC - CG Gain Prospects

I like Ringwood and have purchased my first investment property (had one and sold it 6yrs back). It's an OTP 2br ground floor apartment with nice size courtyard. Initially I stayed away from OTP due to the belief I will overpay but what I was seeing is some established apartments going for $400k...

    Learning from mistakes

Hi everyone, this is my first post and I thought this is the perfect thread for it. Mistakes! yeah I have made my share. Back in 1999 we sold a 2bdr unit in Box Hill, Melbourne for $106,000 and only owed $86000 on it. We bought a 3 bedroom house in Blackburn North which was a nice step up...
