    I probably can live 2 weeks on that. I like this strategy, simple and reliable, while some "gurus" pushing for complicated structure such as more borrowing on equity etc etc, very complicated and with so much uncertainty (with the demise of NO/LOCs).

    Not sure how much it should rent for, just started looking around. The BA was pushing IPs around mid 5 at up to 4% yield, but the properties are nowhere as nice looking as this. Just thinking if an investor pays $600K and only getting $340 pw rent.

    Mind to say who's the accountant. I paid my Melbourne accountant $3500 when I summarize each IP income and expenses on a A4 sheet, he only has to data entry, then he charged me $350 for the one and only simple email query ! He lost my business forever.

    Not sure how many years you are from retirement, and the net equity in the properties, but I think it will be hard to just live on rent alone (assume resi properties) due to the low yields & unexpected maintenance.

    As long as you have a good idea how much the property should sell for and in control, REA is only someone who does the leg work. I sold my house (when making the big move to Brissy so a bit emotional) and paid the spineless REA almost $18K for doing very little, will never pay that kind of money...

    thanks csc2, this is exactly my thought. So don't want to build/install anything permanent, when selling in future will revert back to a garage. The tricky part is to put something doesn't look out of place and keep out the sun & bugs in front of the existing garage door.

    thanks guys for sharing the experience, although I doubt if I will deliberately buy an inner city apartment now, but thinking may be not a bad thing if have couple in the portfolio cheaply with good yields and low maintenance.

    Was thinking the cbd, but no particular area actually, just thought may be an easier way to accumulate/generate sufficient rental income than the mess of keep on borrowing on equity or selling when stop full time work. Guess your experience wasn't that good. Haven't been tracking the prices...
