    Certain Wealth Group

What they were providing in Perth was land and house packages in various suburbs, about 15 km from city. I was emailed various plans with details on size of home and costings. When I checked out the figures, I was surprised to find out that building costs via this group would cost more...

how much coffee do you drink each day?

I have at least 3 before 10.00 am and 5 there after. For those who love their coffee, there is nothing worse than going out for a coffee and choking on something that tastes something like a washed out mix of water and milk. I can only depend on a couple of cafes that get it right.

Shipping Containers what do you think?

We have 2 containers in our factory yard, I am not sure the sizes exactly, they have been fully wired up and are used for our business to store stock to maximise space. Seem to be very popular with local businesses where we are. They were basically placed on the ground, no concrete, pretty...

    IP backs on Motorway?

Hi GSJ Thanks, I appreciate that. Rexilla99 has asked specifically about Capital Growth next to a motor way. It would be difficult to know how low you would have to go if you decided to re-sell. Just too much of a risk for me.

    IP backs on Motorway?

Secondary Locations Hi Rolf Have to disagree with you. Article in API some time back addressed this issue in great detail, ie houses on main roads, rail lines, airports, jails, garbage tip, heavy industry etc. Worth a read, as it basically covers just about everything including the...

    IP backs on Motorway?

Alarm bells for me.... if the price is attractive it is because there are not too many people who want to live next to a motorway. Ask yourself this question "would you want to live near a motorway?" This will ultimately effect resale, what is a bargain today u may regret in years to come.

Is Buy and Hold Still Relevant?

Hi Bill I have been investing in WA market for last 5 years and have experienced CG, also regional areas, South West of WA which last 12 months some areas 40%+. Not to mention industrial/commercial prroperties. One of our IIIP doubled within 3 years, 5 km from Perth.

Is Buy and Hold Still Relevant?

Hi landlubber, I am a buy and hold person. As for Jan Sommers, first investment book I read, brilliant, but does not provide all the answers. Buy and hold for me does not mean just purchase a property for the sake of it and hold forever. What/where should we be purchasing, isn't this...

    West Highland Terriors

Hi Brinkdude I have 2 children, aged 10 and 16. I am possibly a little paranoid but my youngest was attacked by a dog when she was 6. Cant tell u how devastating that was, I am so determined to get the right dog.

    West Highland Terriors

Hi Mrs Bird I appreciate your honest comments on Westies, I think I may have to rethink this now that you mention what they may be like around children. I also forgot to mention I have 2 cats and they all need to get on. Shame as I too fell in love with Westie when I saw the adverts years...

    West Highland Terriors

Still want a Westie Hi everyone thanks for the great posts, totally agree training is essential. I still want a Westie, and am hoping some person out there has actually owned one and can tell me some more about this breed and their experience. There is something like an 18 month waiting...

    Our 1st equity Mil.

Hi Pete New owners pick it up at $900,000?? the only commerical beachfront in Golden Bay, yet they pay the same/similar prices for beachfront residential property. Maybe I am seeing things differently but I would say they got a bargain.

    Our 1st equity Mil.

Hi Pete Now I understand why it was on market for so long. When I viewed it on net I think asking price was around $900,000, now it makes sense why it did not sell. What I find surprising is how some sellers place properties on market at unrealistic prices and then eventually shoot...

    Our 1st equity Mil.

Beach front Hi Pete What was interesting was a beachfront property I spotted a couple of months ago now. I think at the time was around $900,000, Golden Bay, which was probably a real bargain as it was the only beachfront property in Golden Bay which was also zoned for commerical purposes...

How does one choose a town/city to invest in?

Margaret Lomas Hi Silly Sausage I think you have a good point and maybe this is similar to what Margaret Lomas' advocates. There was an article in API mag a couple of months back on her guidelines and future picks (Resi Oz Property) for strong yields, future CG. I thought it was...
