Friend AirBnB'd her rented place, PM found out, received 48 hour kick out notice

48 hours is a bit rough! I know that NSW is 14 days notice, not sure where the property is located but can't see 48 hours being correct.

Ray White Payment Gateway fee -- anyone use this system?

It's actually a condition of the lease that tenants must be provided with a way to pay their rent that doesn't incur them a fee. It's at the bottom of the first page on standard leases. I work for Ray White too and looked into Payment Gateway. It would be different if it was an annual charge...

    Renovation to Strata apartment

I agree with starter, get a copy of the current by laws or call the strata directly to find out. I have assisted with a few kitchen/bathroom/flooring renos in unit blocks and haven't heard of having to re-write a by law.

    ROI on Cosmetic Changes

Hi Johnno3, If you have a house/townhouse and want to charge the water usage to the tenant, it is probably a good idea to replace them. This way they will be water efficient and are less likely to have any leaks/problems in the future.

Tree roots in drain - whos responsibility is it??

Hi Chris, A few months ago we had a similar situation. The plumbing blocked up on the weekend & the tenant called emergency plumber to repair. We approached strata on behalf of our landlord and they paid the invoice to the plumber directly. Have a chat with them. It would also be wise to...

Rent negotiation during a granny flat being built

Great post. I agree with a lower rental drop & also contributing to the electricity. If you're only doing the construction works during working hours in the week and you have easy access down the side of the property, it shouldn't be a great inconvenience to the tenant. If they are...

Hi Omni, I'm a Property Manager based in Thornleigh but have leased and managed properties in Epping/Eastwood for the last three years. The rental market there is still strong at the moment! We recently leased one in Marsfield that had 10+ applications after first viewing. The standard...

    ending managing agreement with PM

Hi Tang, If I was in your situation, I would get all signed up with your new Agent in the interim and have all advertising ready for the handover. If you live near the property, arrange for the outgoing inspection to be completed on the last day of their lease. Arrange to attend the...

    cockroach problem

Hi Donkey, In NSW is it a condition of the tenants lease to keep the property free of pests. If they have recently moved in and the problem was existing (and of course after they have tried the bombs) then you're probably best to get the spray. I always get my tenants to use bombs first...
