    ANZ loan redraw question

I'm with ANZ also, looking to release equity soon. But my 'purpose' might not be as clear cut? I only wish to park the money somewhere for future IP deposit (not near future). Currently 90% LVR + LMI capitalised on top of it. If I maintain LVR at 90%, I can pull out $25k-ish, which is enough...

    Loan Contamination

Have been confused by this contamination issue my entire life, and these two crystal clear posts really made my day :) So I can safely say the bottomline is: do not mix drawn increased equity with existing loan

    Loan Contamination

So you are suggesting that the new situation would be: Offset account (savings; offset against variable portion) Fixed Loan (negative amount) Variable Loan (negative amount) New Variable/Fixed Loan (neutral/no amount, but with a drawable limit???) What is the term for this? How can I verify if...

    Loan Contamination

My broker :( I did not ask him to elaborate, so it could be my own misunderstanding. So for eg, if I added $27k, where would that money be 'parked' so that I can still offset and not paying the full interest. How would my structure look like? Good thing the application hasn't been lodged yet...

    Loan Contamination

I'm also quite confused by this contamination topic... :( My quite simple case: Offset-account: Against IP. All expenses and income go in and out of this account Doing a re-valuation, and was told that the equity pulled out will be added to this same offset-account. Will this cause the...

    Take the money and RUN!!!

I did read your post few months ago, and have decided to heed the warning. I just completed the reno and contacted my broker to order a valuation (now waiting for valuator to call me to schedule a time). You think I might have just missed the 'deadline'? What are the implications? :( With ANZ.

Tenant left for about a month now, but the electricity and gas are still connected? Is this normal?

    Where are the degentrifying suburbs?

You're not too fond of the western Melbourne, but isn't it the same when the immigrants age (mostly Vietnamese community), the younger Australia-born asians start to transform the location into trendier, modern suburbs? This is already apparent in Yarraville, Maribyrnong, even Footscray to a...

Turf for rental and equity raise?

There's a lot of 'potholes' on the ground (see attached photo) :(:( Ground looks cracked and dry. Very unappealing. If I go in with a shovel and just start excavate and refill with fresh dirt (just on these cracked spots), would it be better for the valuation? A quote for synthetic lawn came...

Foreign buyers face new tax in Victoria

Thank dear lord. Curb them, curb them good. Not pointing fingers at any particular nationality, but someone have got to stop this madness.

Turf for rental and equity raise?

Hi all, I'm currently in the process of installing a french door and fencing up the sideyard to create a nice little private outdoor area, accessible form the kitchen. Property has some nasty weeds around it, which I am planning to get a gardener to remove them. But question is, do I have to...

    Relocate a gas meter, help.

I heard that it is actually not required by law that gas meter must be outside the fence. So say as long as the tenant is happy to take estimated readings, then for the annual actual reading, they just have to lead the meter-man via the front door, to the patio door, out to the sideyard to...

    Relocate a gas meter, help.

I want to fence up the sideyard, but major trouble is, the gas meter is within the intended fence, at the back of the house. I could relocate the gas meter to outside the fence, but it is 6 - 7m away. How much would this cost me? Property is an IP, and I don't know if it is connected to...

    Order a valuation before renovation?

I'm going to embark on my first ever renovation project to draw out equity to fund my next purchase. I planned to open up the kitchen to a newly fenced up sideyard. Is my project milestone below advisable? Order a valuation (previous valuation was only 8 months ago, during settlement)...

    Sunshine/Albion for first home buyer

I completely agree, but there is one pocket of Sunshine West that is perfect. The pocket near The Avenue. Some huge mansions are recently sold for $900k there. Of course there are smaller renovated houses that went for $500-ish.

    Melbourne Apartments 2015

If city living makes so much a difference, I'd rent in city and still buy somewhere else. No guarantee that you're going to work in the city forever right? While an apartment in the city is pretty much.....stuck with you once you bought it.
