a duplex with an underpinning problem

Hi to everyone, Sorry I was so wound up I didn't address everyone previously. Please accept my apologies. There are 24 in the complex & most are owner occupied. There is some bias against absentee landlords & one of the body corporate committee is very miffed because we paid less for our...

a duplex with an underpinning problem

I wonder if someone can please help me with a problem we have. The property we have is under a community title, I think that is the right title. By that I mean that the complex is responsible for the property except for the roof, for which we are responsible. The property is a villa in a...

    Insurance broker?

Thanks Skater we are fine. Actually the aftermath was worse than the fire. If we hadn't been such a close couple our marriage would have broken down, as sadly I believe many did. People want excitement. A boring life suits me fine at the moment, I've had enought excitement to last me for a...

    family influence on your investing?

I grew up to be seen & not heard. My parents came from very different backgrounds. My father's family never owned their own home & I think life was a battle. My mother on the other hand came from a family not unfamiliar with money; they were reasonably well off but were 'trade'. My father did...

    Insurance broker?

Don't insure with NRMA as they don't pay when they are supposed to, even months after the assessors have accepred the claim. They try every trick in the book to drive you into the ground. We lost our home in the Canberra fires so know what happened to us. I will never ever insure with them...

First house, what do I need?

I'd say garage sales for smaller things; & there are huge saving to be made at auctions. My son picked up a brand new s/s microwave/convection oven for $350, with a 3 month warranty. I picked up a brand new dishwasher for him for $585. Some were still in the original cartons. Decide on the...

    Is anybody doing it alone???

With us it is the other way round. I am very interested & he. His comment is "I'm not interested in money". Mine is "You don't mind spending it". It sounds like a fight but we are very close. I just have to accept that in this I am on my own with his full consent. He is simply not...

Washing Machine / dryer in one

We have had a Bendix washer/dryer in one of our IP' since 1996 & have only had one drama with it. It cost a fair bit to repair but certainly far less than a new one. I have never used it but we have never had any complaints from the tenants. cheers blossomoz

You CAN loose everything in property

Thanks geoffw for the interesting article. After the tsunami, someone on radio commented on the large waves that had hit Bondi back in 1938. I did some research & found the following: It appears that on 6 February 1938, known as 'Black Sunday', three large waves swept out to sea 250-300...

Where would you invest $230,000 right now?

I agree with Aceydecey. It will give them an interest & it needs to be exactly that, their investment. At their age they are too young to sit & twiddle their thumbs. They could live for another 30 years. cheers blossomoz

Protecting Floorboards : Carpets or BIRs?

I don't think carpet is necessary in inner Adelaide. I lived in Adelaide for years. Also people with a dust alergy would probably look more favourably on a house without carpets. Congratulations on your purchase. cheers blossomoz

    Building Inspectors in Mount Isa

Ol School Skata, May I ask who is letting them? I am interested in purchasing there but am still a bit tentative. Do you let them through the same agent you bought them? I hope that isn't too personal a question. I wonder sometimes if the agents overdo the assessed rental when they are...

Does your PM pay all rates, insce etc?

I wrote about being penalised $85.25 for the late payment of the body corporate fees by the, now ex, agent. She states there were insufficient funds in the account to pay the fees. Small wonder when they put over $1400 into our a/c the previous months. She tells me that they cannot keep...

    Car shopping

I hear a 'car' guy speaking on the radio who said that cars purchased for fleet purchases do not hold their value eg Magnas, which we had at the time. We purchased a used car at the beginning of the year. We decided what we wanted & checked the car lots & the net. I found the price of...

finance clause in REIQ contract of sale

We have just been through 'the satisfactory to the buyer' clause The lawyer ssid that if the money is not obtained from the institution on the required date then the contract falls into abeyance. This clause means just that, he told us tht if your terms are 2.99% interest & you can't obtain...

Does your PM pay all rates, insce etc?

Thanks everyone I really appreciate the input. I am particularly interested in the software, it will give us more ammunition. The 'other half' contacted the agents again today & was told by the boss that the matter had been handed to the senior property manager. The boss seemed surprised that...
