I'm not sure why I would reward my tenants by them following the terms and conditions of the lease that they signed. I think it's enough of a reward that I give them good quality, clean, safe properties to live in (that are maintained in a timely manner). Each to their own I guess.

I had Commsec Landlord Insurance on an investment unit that I owned a few years ago. The tenant trashed the unit which included damaging the ceiling. Commsec acknowledged the damage was covered under it's policy but still refused to pay out. Subsequently i've not used them for any building...

Hi there, In order to become a licensed builder in NSW (residential, multi-res), what TAFE course would be the most applicable to do? I'm not a trades person (i.e. office worker) however becoming a licensed builder would help me with our projects. Thanks Al

Highland22, not as yet my friend. We've got a few projects in the Southern Highlands (with a few more coming up) so my focus has been there. I'll pull my finger out and get something in Goulburn later this year as I like the area and it has good infrastructure and potential for stable future...

Hi Rixter, i'm coming more from a cash buffers angle in dollar terms vs one's portfolio. For example we're in a reasonable cash position (seven figure) vs our portfolio/projects. Do people maintain low or high cash buffers against their portfolios? Perhaps there is a better metric to use however...
