What have the Somersoft Forums meant to you?

I came to Somersoft via Jan's books. I read a couple of them and somebody told me there was a forum. I didn't even really know what a forum was. They explained it and I said, 'You mean a bunch of property investors talking to eachother on-line? Pffftttt. How lame.' Eleven years down the track...

    Somersoft Goodbye Thread

Very good, Hobo. You need to join up at the other place so you can tell us all when you finally buy something.

Hot water unit in main bedroom wardrobe.

I can imagine the conversation, 'Hey, we forgot to leave a spot for the hot water.' 'I know. Let's put it in the wardrobe. Maybe they won't notice.'

Hot water unit in main bedroom wardrobe.

Yeah, it's dopey. Lazy builder/developer. They will be hoping you don't make a fuss. Still, it will help keep the bedroom warm in the winter. You be able to use the wardrobe as a drying room.

    Future party leader

The boats have not stopped. They have changed direction and people are still dying. We don't hear about it because they are not washing up on the rocks at Christmas Island. So the problem is out of sight and out of mind. When it comes to the world's refugees, to use some current political...

    Future party leader

The boats have not stopped. They have just changed their direction. People are dying in more palatable locations. I know a bloke who has done two stints as a psychologist on Manus Island. He can't do it anymore. He's too embarrassed and distressed by what is happening. When 6 year old kids...

    Tax deduction for owner repairs

You have been repairing damage/deterioration that occurred while you were renting out the property? I reckon that would be fine. You can't claim your own labour though.

    UK investment depreciation report

You might have misunderstood. We do overseas properties every week. There are three UK properties, a couple of NZ ones and a KL one going through the system right now. We can do them in any places where we have people in our network who know the historical cost of construction. Scott

    58 people in a 3 bed house

Yep. That's exactly what they would be doing. A lot of the multi tenant flats would have been closed down, though - they are also getting tough with security fobs and checking them about every quarter. The garbage room is interesting. For a while there it was regularly full of bed frames...

    58 people in a 3 bed house

You've get a triple bunk in a room with 2.4m ceilings. Our office in the city is in a building that has 4 floors of commercial topped with 22 floors of residential. And we are on the northern edge of Chinatown - near the TownHall. The building managers have had a blitz on overcrowded...

    Repair to IP

If the damage occurred while you were renting the place out (and you have a paper/electronic trail to prove this, you will be able to claim the cost of repairing it as a deduction even if the property is no longer an IP. I'm not sure whether the fact that it happens in a different financial...

End of financial year tax time!

There won't be much to claim on the building (if eligible) but as I said there could be good depreciation on the Assets because of the under $300 write-off and the Low Value Pool. If it's a new property, there could be $2,000 or so for those few days.

    UK investment depreciation report

Might not be too late. We do overseas properties often and most of the Schedules we do are backdated.

End of financial year tax time!

If the property is available to let this year, there will be depreciation to claim. Assets. Allied under $300 can be written-off and those between $300 and $1,000 can go into the Low Value Pool - 18.70% for just a few days. The building, if eligible, will be treated pro-rata, so perhaps...

Possible to replace just a kitchen bench?

Separate unit, I reckon. But you might need to slide the oven out to get at any screws securing the cooktop. Oven are usually just held into the cabinet by a couple of screws. They're easy to get out. Turn the power off, of course, before you do any of this stuff. The stove and cooktop should...

Possible to replace just a kitchen bench?

Got a photo, Jerry? Cooktops are usually separate from ovens (though often mounted above them). A hole is made in the bench and cooktop drops into it. So if you keep the existing cooktop, you just need to make the hole in the new bench the same size. If you need a new cooktop, get it first...
