    I always thought 16.5% is high but if you consider you receive 52 weeks rent and they replace carpet and repaint that's actually decent. as long as the 16.5% is total cost I think its okay (I don't own any DHA properties)

    question: in the case above market rent is $300 and if mum is renting it for 200p/w (under market rate) At tax return how does the ATO knows that 200 is under market rate? surely they not going to go around to check if everything is receiving market rate. and some for tenants of mine...

    you can start advertise the property for rent? so by the time you settle on the property you can have someone moving in. not sure about rules in qld. but once you exchanged you will need to get property insurance. Good luck and congrats :)

    the 2 open end one worth more, not only because of the 40m2 land size but the windows on the open side. if the open end looking out to open space/parkland then again it worth more.

    I guess even if interest rate go to 10% in 3 years time and from a investor point of view meaning there is going to be less people can afford to buy (due to harder to get loans) and therefore increase rental demand and higher rental return? it will only impact on those hugely negatively geared?

    I wouldn't go for it, what is the Prob of all 6 units rented at same time to return your 6xx per week? Out going eg Body corp for 6 units? Capital growth? I rather get 1x property for 340k way easier to manage and perhaps more capital growth

    I looked into Kallangur a while ago, it has a rail going in which may increase value? but from my research the capital growth in the area was not very strong (not sure if it will change after the rail) I am not qld expert but for me it didn't stack up. good luck
