    Repair to aircon unit?

Great, thanks willair. It looks like that is the route to go down. I've managed to negotiate it down to $1600 installed so not too bad.

    Repair to aircon unit?

Thanks Sydprop I think I may need to consider a new unit. Add to the benefits- a 5 year warranty vs no repair coverage. Does anyone know if $732 for repair is reasonable?

    Repair to aircon unit?

Hello Somersofters Would anyone with any experience in the area care to advise whether or not I am being taken for a ride: I have received a quote to have a problem rectified on a reverse cycle unit in my IP. The problem is that the valve that swaps the system from cooling to heating is...

Will you choose Parramatta for property investment?

On the plus side of these ludicrous asking prices for Parra OTP, ... 850-900K for a small 2br box pushes the value of my 9yo 2bdr 145sqm courtyard apartment just south of the Western Hwy up very nicely by comparison:D:D Purchased Nov 2013 for 420k.

Changes / tightening on servicing for investors

I have indeed been thinking about walking my business elsewhere. However as that particular security is over the so called 600K LMI brick wall, my LMI bill would be looking frightening in any case. Were talking 18K LMI for 65K increase back up to 90%. I think I need to sit on the sidelines for a...

rolf Yea I could imagine people being a tad angry about it if investing in regional NSW.

Changes / tightening on servicing for investors

...and here I was thinking I was rather safe with ING. They have one of the most stringent serviceability policies I or my broker know of, yet they are one of the first to go to 80%.

Changes / tightening on servicing for investors

According to my broker ING Direct have just announced max 80% LVR on all investment loans on any NSW properties. As someone who has 2 IP's in Sydney ripe for an equity pull I am spewing:mad::mad: Mostly fixed rate too, so I can't move my business anywhere else for the foreseeable future.

Qld State Govt approves New Logan Planning Scheme. Start in May

I assure you that as a development newbie I'm no where near comfortable with my numbers:o These are just rough numbers at this stage, maybe even a tad optimistic especially on the new build cost. I'm aiming for Jan build so still many months to research. Thanks coffeetea for raising the...

Qld State Govt approves New Logan Planning Scheme. Start in May

Wow Beanie Girl you're all over it. Thanks for the info. I'll read up on all options and be sure to consult LCC planners to see if there is any wiggle room on subdivision land size. At worst a 100sqm dwelling with its own fenced yard feels more like a house than a granny flat and should...

Qld State Govt approves New Logan Planning Scheme. Start in May

I've been following the new planning scheme with great interest. Last year I purchased a 3br highset in Daisy Hill on 1400sqm, with the intention of building a 100sqm auxillary unit in the rear of the lot. The zoning is Large Suburban, although I don't see any differences in what I am allowed...

Logan - arguments for and against capital growth

What about the low dollar effect on QLD tourism? Would that be a relatively weak fundamental as far south as Brisbane?

Cashing in your chips - which is the best strategy?

My current mindset would say that I would probably opt for strategy 2 with a 3-500k buffer sitting in an offset. However as I am still much closer to the beginning of my investment journey I concede that my approach would be different at the other end. I may still have dependant children for...

Cashing in your chips - which is the best strategy?

Thanks everyone for such detailed feedback. Deltaberry, some excellent points. It appears strategy 2 incurs quite significant risk when the fundamentals are not favourable. It's clear at the very least that a sizeable cash buffer would need to be in place for such occurrences. I realise...

Cashing in your chips - which is the best strategy?

Hi all, I seek to test two exit strategy theories on my fellow SS members. Which of these should one use when converting their buy and hold property portfolio into a passive income stream; Assumtions: 50% LVR on 10 million worth of property (5 million equity). Goal: 200k pa income...

    Property & Economic Update Seminar

I agree, Andrew Wilson was excellent. I hope he posts the whole slideshow. The pace of his presentation was indeed frantic but here are a few of my notes: - we have had our last mining boom - forward indications increasingly mixed and local - not much detail on markets other than Sydney but I...

    Logan Central

Having checked Logan City Council last week on the progress of the draft plan I noticed that progress has stalled at state govt approval level due to caretaker government mode. With the election over does anyone have any thoughts on whether the Labor government will put a curtail on the...

    Logan Central

Fair enough, although Black Duck has managed a higher rent on his annexed unit over the main dwelling. I reckon if I can get 510pw for a 40yo highest with low-medium fixtures and fittings I should really have no problem with at least 400pw for a new build with its own private space setback from...
