    more than enough to cover loan payments, and indexed cpi I believe. One I have seen was 2 units, freehold in a retirement / over 50s' complex. How many retirement places have gone bankrupt over the last 5 / 10 years ?

    from what I have been able to find out they are rarely vacant, basically only when the tenant dies, then a new tenant is signed up reasonable quickly

    the ones I have looked at have long term tenants, not too concerned about cg though as I am looking at a long term (15+ years) ownership, I am looking at cash flow.

    I guess I am just not able to see the big picture, but what have people got against buying retirement places ? I have seen a few, at decent buy prices, and, after outgoings have a decent ($150+pw) positive cash flow. Is it mainly because the cg is usually very low ?

    Was / am looking at the same thing (purpose built student accommodation) but was pretty much shot down, I assume because of poor potential CG growth, because they would certainly seem to be well cash flow positive rentals

    Laminate flooring -

    ummm, you could say that, renovated the whole house by myself, bathroom, kitchen etc etc etc. Floating floor is very easy, the hardest part is cutting the 'boards' to required length, search youtube, I am sure there will be videos of how it is done :)
