    Hi - Many thanks for your input. I can stretch my budget upto $420k-$450k Would you suggest I look for houses in sunshine/Albion areas instead (closer to station). I guess it will have to be old house Any idea if its easy or difficult to rent out old houses in these areas (to good tenants)?

    Hi All- Am also looking at Defence Housing in the regional areas. Guaranteed rental plus there is bound to be some capital growth (may not be at the same level as urban areas). Any thoughts on this? Would appreciate your expert comments

    IP In Melbourne under $375K

    I am also in the same boat - looking for an IP with similar budget. Always a bit hard to decide whether to go for a old unit in established suburbs or go for a house in new suburbs. Will wait to see what experts have to say.

    Thanks Jake & GreyGhost.. Much appreciated. I guess its always a struggle for the first time IP purchaser to decide where to buy.. I have been looking at areas such as Lyndhrust (houses near station), Narre Warren (Houses & Units), Glenroy (units - as I found houses to be expensive)...

    Thanks. If it's Lyndhurst then it would be a house. I take your point on the spread. Or would you suggest I look at town houses in areas such as oak park, glenroy etc Am basically looking for capital growth. certainly no redevelopment plans.
