Should this be in the Inovative Techniques Forum?

Is there a way for landlords to join forces and boycott kmart?

It's cheaper to buy 3 hair dryers than one of those heaters. Multi directional warmth. Just sayin. . . . .

    95% + lmi

I see. I'm trying to punch one through with NAB at the moment. Managed to get the Application in on the Wednesday before the Friday deadline for changes. Capitalised LMI puts it at 91.3% or thereabouts, thus attracting a "penalty" IR of 4.79% to go above 90%. Might be worth my while long term to...

    Cotton-wool parenting

Did it not occur to her that emu parade during lunchtime is a common school punishment? Was she was having a hissy fit because of the "germy rubbish" issue, or did she have an underlying issue with what the kids did to deserve emu parade in the first place? There's not many punishment options...

Consensus says 7.5% yield is enough for perpetual purchasing?

    95% + lmi

Slight sidestep off topic. But is 88% still a favourable LVR to get to with all the new hurdles for reducing LMI? Obviously 80% is best to avoid paying LMI altogether, but some Lenders making the new norm 90%, 88% is not too much further to stretch. . .

    6% Yield

Because there are a LOT of people in a LOT of debt. Tightening lending criteria thins the crowd rushing into panic buying IP's while Rates are cheap so they don't "miss out". If Rates went back up to 8% there would be mild trouble to say the least. That's how I read it.

    6% Yield

Currently average 7.5% across portfolio. All IP's north of 400k. Looking at 2 more this week low 6% range. One 300k one 600k before maxing out.

    6% Yield

Thanks guys. And thanks Reedom, you're the only one attempting to answer the OP. I try and stay above 7% personally, so far I've been lucky with that. Early days. But as Peter said it is becoming increasingly difficult to source these. Particularly without sacrificing growth. With incoming...

    6% Yield

Thanks DT. I try not to go below this mark myself. But I've read a few posts on here recommending not to dip below 6% yield if possible during Accumulation. All to keep the ship above water and sailing is my guess. As I'm still in accumulation phase myself, I was after the information as to...

    Lender Exposure

Thanks gents. I'm at 1.27 mill. 2@ 80% and a new one @ 90%. I might be at the limit with this Lender for now. Best let them age a bit and move the remainder around.
