    Looks good. In a month, you won't even notice it. And anybody who visits will not even see it. Read the spec sheet on what the installer quoted. That's the first place to see if they quoted anything else other than the laminated post. If they did then dig in, if not, it's caveat emptor!

    Maybe a very light hand sand on the flaking edge only. Wear a silicon half face mask fitted with dust cartridges and prefilters. Dispose of the disposable overalls you wear. Asbestos is very nasty stuff. Best idea? Get a pro in. They have all the gear.

    I've had best service from Terri Sheer. Check who underwrites ( who is the issuer) on the certificate. The policy of Terri sheer seems to be much more LL focused when I first did the research 6 years ago

    Overseas? I'm in the same boat. Check if Singapore and Australia have a tax agreement? As you already know, If you aren't a resident of AUS for tax purposes then you don't pay tax there on income but not sure if this extends to CGT. I was in Canada and the agreement there has a no double tax...

    I'm a believer in it. However, I always make it a Bunnings gift card. They usually buy items for the house or garden! Works for me. No turnover on 2 propertys, one for 6 years and the other for 3. If I'm not wrong, I think it was Steve McKnight or Margaret Lomas who originally wrote it...
