7 month old article and Vegas is not an investment city anyway. There are plenty of cities doing pretty well, especially in terms of cashflow, with high occupancy and strong demand!
Hi Emma. I have 50% lending for non residents in Arizona, Tennessee and Georgia. Email me for details, it is preapproved for Oz, NZ and most other foreign borrowers :-)

I admit to being one eyed about this but if you don't mind the exchange risk 250K AUD would buy you 5 rentals in a good investment city in the USA and give you 12 to 14% NET return after all expenses.
Or buy 10 rentals 50% geared and they will be paid off in 5 years then giving you a 25% net...

Just in case any of you are interested in credit bearing mortgages available to foreign nationals in Australia I have a live webinar tomorrow explaining the product.
We have access to 30 year money from a real bank, (FICO building), at under ten percent in Arizona
On facebook...
The point though is that you have a government now starting to blacklist US states. My international professionals say avoid them. Stay under the radar not under a microscope :-)
A combination of things is making both Wyoming and Delaware not so good these days. The Italian government has blacklisted them both as tax evasion entities. We use Arizona and Georgia as they are both tax friendly, cheap to set up and maintain. OPening bank accounts is no issue regardless of...
No real point responding Pitt St as you are just being obnoxious for no reason but teh fact is plenty of people in small towns including Invercargill have major tenancy issues, high maintenance and have missed out on increasing their net worth by buying cheap c**p in small towns. The last year...
That is more about you not liking him now rather than tall poppy sundrome. TPS is the sure sign of a scarcity mentality running rampant. If we understand that there is plenty for everybody and we can all have some then we are able to celebrate others rather than tear down. Sadly both sides of...
Don't limit yourself Skater. If you are determined to buy every bargain then find a way to make it happen. A good enough deal will always attract the funds. Someone earlier in this thread commented that mindset limited most people and I believe that is true.
I look at multi million dollar deals...
Hi Ausprop. Neutral cashflow after tax property is easily bought in New Zealand so holding costs are effectively zero. ANd itis out historical growth patterns that make it so low risk. The boomer boom is just a bonus.
Our next boom is due 2012/2011 anyway.
Thanks Redwing, it's been a wild ride but great to achieve our goals of working with the poor in Fiji without having to bludge off others for support!!
I believe with Michael that NEw Zealand will have a baby boomer fuelled boom followed by a surplus of housing. It's simple maths really. The population bubble caused by the boomers has created a number of off the graph stats over the years. As they start to retire the demand to replace them in...
I didn't notice it much on my visits to OZ but TPS is certainly alive and well in New Zealand. Over here you don't get a chance to become a show off. Virtually any success will get plenty of fingers pointed in your direction. So totally unlike America where they actually celebrate success...
Hi Shonnie. Leasehold in NZ is typically owned by trust boards, some of which make them available to freehold. Usually this entails getting a registered valuation for the land value and paying that to own the land.
Our boom of the last 4 to 5 years has seen land values skyrocket so you have to...
Hi Kaf. Yes my point is simply that if you are 100% financing you must buy 20% belwo valuation in case you need to sell quickly or the market goes west. I buy 20% below and put 20% deposit in to ensure my LVR stays low. MAybe you Aussies do it differently but I think it's dangerous to encourage...
