Melbourne: Has any suburb boom then busted?

I've been hearing of more and more Sydney investors buying up in the Melton area in recent months. I wonder if this will turns things around for Melton? Prices are well below the highs of the peak in 2009 - 2010, yet the rest of Melbourne (inner-Melbourne especially) is at an all time high...

Anyone considering an IP in Invercargill, NZ?

Hi, I bought in Invercargill 5 years ago and the current tenant has been in the property for the past 15 years! There definitely is a good rental market there and the Uni is a positive for the city. Not sure about it going through two booms but it sure did have at least one big boom...

Getting rid of a swimming pool

Hi, I am actually in the process of doing this now. I have an in ground concrete pool which needs to be removed and filled as I will be developing the block. My engineer has advised me to completely remove the pool and fill it with clean fill. Try and compact it as much as possible in 150mm...

    Seek property manager Sydenham Vic

Sorry I can't recommend a good one in the area, but I can tell you one to avoid - YPA in Taylors Lakes. They are hopeless in both the property management and sales side of things. I've heard Barry Plant and Bells are ok, but your best bet is to call a few PMs and speak to them. Good luck.

    Melton Vic.

Melton South If you are going to buy in the Melton area, don't disregard the south just because people are telling you it's a "bad" area. There are good/bad areas in every suburb. If you want my opinion, Melton is just Melton. Always has been and probably always will be. Sure the south is a...

Urgent advice required - Purchase 2 properties on 1 contract

Hi again, Thanks too all for the prompt feedback! Very much appreciated :) Jrc - thanks for pointing me to Steele's case! I was always under the impression that it wasn't deductible but instead capitalised. This is good news, but I will clarify my situation with the accountant...

Urgent advice required - Purchase 2 properties on 1 contract

Hi all, I have a bit of a dilemma and need some advice from my fellow SS team. I am in the process of purchasing 2 properties in Melbourne from the same vendor. One is a house and one is a vacant block of land. The purchase is a private sale so no agents are involved. My plan is to rent out...

Any thoughts on Taylors Lakes, please?

I live in Hillside and the above isn't very accurate. The left hand side of the highway is actually broken down into 3 pockets. You have the Parkwood Green Estate which is the cheaper and less desirable part, where there are lots of units. Then you have the Sugargum Estate (6000sqm blocks) which...

Why NOT to buy in the USA?

I would say this is a must do! I got caught up in the USA hype a couple of years ago when all the Aussies were heading over in flocks and buying up all the scum properties in NY State which local investors wouldn't be seen dead near. With 25-35% gross yields promised it seemed too good to be...

House is not completed as per contract

Hi IndexFund, Just to add to Peter's post, I'll give you my opinion as I personally inspected this property when it first hit the market. I am assuming this house in Sydenham is on a street starting with the letter "S" and the listing agent starts with "B" - ignore this if I am wrong. My...

    Caroline Springs vs Burnside Heights

I live nearby and I HIGHLY doubt Caroline Springs will see a train station within the next 5 years. There has been talk about it for a while but I'd say this is a long term proposal, say maybe 5 - 10 years I'm guessing. Also, don't believe what agents tell you! :) Ozi

Who hasn't done their 06/07 Tax Return yet?

I only just got around to doing my NZ 06/07 return last week, now have to wait for this to be processed before I can do my Australian return. I too am really bad with filing and hate it with a passion! Does anyone know when the 06/07 return is due? From memory it is around March/April...

    Floor Sanding/Polishing - DIY v experts

Buzz, Save yourself the trouble and just give it to a pro, trust me! I recently had about 60sqm done in an IP which also cost me about $20/sqm cash :D. This included punching in the nails and filling the holes, sanding the floors back, applying a coat of clear gloss, then repeating the...

    Is Dallas that bad?

Dallas has one of the best kebab shops in Melbourne! :D I wouldn't base your investing decisions on that alone though. hehe

    Refusing a bid

Agents love putting pressure on the vendors when it comes down to the crunch. I saw a house go to auction last weekend which was being advertised for $280k+. The agent told the vendor it should sell between $300k - $320k. I thought this was a bit high and guessed it would go for $280-$290k...

    Maidstone, Vic

You could probably find a run down house on a good size block in Maidstone for that price. The rent at $350/w is over the top too.
