    Overseas Investments

I know of a family member in 2012 who made a bucket load on Greek bonds. After the dust had settled and the Euro bailed out Greece (not sure how many times now) I think there were easy 100% returns made in a 3-4 month time frame.

Any suggestion on buying terrace house off the plan?

I know the area quiet well and judging off recent sales in the area you would be close to paying around $800,000+. At this price point you are dealing with professional developers not so much your wog builder turned developer because the market is hot. Usually pro developers do the right...

Off the plan apartments in Parramatta

Run my friend, run away and never look back. I know a couple of buildings in that area where a company called PIA options the units from developers at a certain price and then is able to sell them for whatever price they like. If the agent doesnt sell them they have to settle them. In one...

    Housing bubble

It should be very concerning, the Sydney market is on fire at the moment. As soon as there is a sniff of an interest rate rise things will pull back very quickly. The question is, will the pull back be more than the potential gains in the mean time.

    Lidcombe NSW = Bubble Suburb

As I look at a few development sites around Sydney I do come across the one or two houses that have the potential for subdivision or putting a granny flat down. I trawl through almost every add on realestate.com.au and feel that after looking at what the property is selling for and what they can...

    Project Marketer

Depends on what commission you pay. If you pay 10% commission the agent will sell it to his own mother even if its 20% over priced. The risk is that the valuation won't come in and your purchaser won't be able to settle. In all honesty your project is too small for a project marketer to take on.

    Granny Flat Questions

Does anyone know if you can have the granny flat on top of the garage, have the stairwell into the garage and use the garage door as the main point of access? Are there any fire regulations with this?

Thanks for that. It will definitely need to go through the DA process. The block is only 8m wide.

    Granny Flat Questions

Hi Everyone Couple of simple questions: 1) Where in the 149 certificate do I check if a granny flat can be built. I am looking at a particular property and it says it is prohibited to have dual occupancies. Is a granny flat a duel occupancy? Since it doesn't actually say a granny flat is...

What would you do with $100k

Hello everyone I am in the very fortunate position of being granted $100k from my parents to buy a property. I wanted to see what the people at Somersoft think is the better choice. I am located in NSW and so can benefit from the grants if I buy new and off the plan. Is it worth me buying...
