    thanks for the quick reply. the building inspecter says the ceiling height is too low, if thats the case would the council ask me to knock it down ? Would it cost me to get the council to check it out ? I am already contemplating offering 10k less.

    that has an extension/rumpus room that has not had planning permission and probably doesn't conform to council regulations, i.e. the ceiling height not being high enough ? Oh and the floor slopes slightly.

    Sold PPOR what now ?

    Is this really the case ? 200k is about the amount we will have when we move to Adelaide from Europe and was hopeing to do a renovation first. The diffence is our 200k will be put towards our first home of between 350-400k and we will borrow on that collateral. Regards, Ian.
