    Designer/Drafty/Architect recommendation for Bris

Sent you a PM. Done similar work at an Architect's firm.

    Granny flat+garage+alfresco ??

I'm fairly certain that the GFA (gross floor area) of 60m2 only refer to 'habitable' space. Therefore a garage or an outdoor alfresco would not count.

    Relaxation of boundary setbacks (Brisbane)

You've got a good chance imo. Brisbane City Council should be flexible when it comes to maintaining character in a 'character area' which I assume you are in. You would need to be fairly certain about the actual width of the house and the block of land though (Refer to note regarding fire...

How to approach neighbour for new fence?

Fair enough, but I hope that you had already taken photos prior to development, to show that this is the case if it becomes a dispute. It's quite easy for the pensioner to say that his fence was upright and fine until the development next door caused it to tip over.

How to approach neighbour for new fence?

It reads like you did some excavation on your side and have weakened an already frail fence to the point where it now need to be replaced. I'd be copping the full cost and leaving the neighbour alone.

    Moorooka/ Salisbury QLD

Due to the major powerlines I assume? Heh, I used to go to Nundah a lot in the late 80s/early 90s. There was a great second hand bookshop there that I hung out in my school days. I'm surprised that the CES office is still there. It was a dodgy area back then, I assumed it has improved by...

    Moorooka/ Salisbury QLD

Let me be more specific. The Urban Renewal projects I'm talking about are the SCIPs projects, where older existing urban commercial centres/streets that have become run-down and delipidated are 'renovated' with new pavements, plantings, street furniture etc to make them look better and are...

    Moorooka/ Salisbury QLD

I thought the opening of The Willow (local 'upmarket' bar/restaurant) was the start of something good in that area. We used to drop by for lunch and a beer, but it seemed that the revitalization started with the Urban Renewal of the streetscape there and ended with The Willow development. My...

    Moorooka/ Salisbury QLD

That seems to be a recent phenomena. The growth of Sudanese migrants have seemed to have really taken off in the past 2-3 years. I think they have all moved on from Annerley. Personally, with that budget, I would aim for Holland Park/West, or Tarragindi. There are budget places around if...

    Moorooka/ Salisbury QLD

Moorooka seemed to have developed a bad rep lately. It was in the papers as a suburb with high crime and high graffiti. I drive through there sometimes and didn't think it was that bad. Personally, I'd go Salisbury, and try to go as far East as I can towards QEII. It's easier to hop onto...

    Is "off the plan" dearer?

Personally, I think the Southbank area has a lot of great things going for it. Namely the Southbank parklands, and close to all the 'cultural' attractions such as the performance art centre, state library etc. It is also close to the rail lines and a short walk to the city and QUT - but is...

    Is "off the plan" dearer?

Couldn't you just compare the price of an off-the-plan unit, with a comparable new unit that is available now? Looking at the Brisbane inner city area market - albeit briefly, there does not seem to be much of a price difference.

Are there advantages in buying the neighbour's house?

Res A & B do not exist anymore. It'll be Low or Low-Medium density now. If check bi-map, that will tell you what zoning it is. If you don't have bi-map, check with your RE.

    Building contracts queensland

A building contract is more than just a contract. You will also require the architectural, engineering etc drawings and specification. These define the scope of the work, as well as the quality of the works. It's there for your protection should disputes arise. As far as I know, the BSA...

ESC plan for DA approval in Bris..any advice

A sediment control plan is basically just a drawing the architect can do for you. It's purpose is to show how you will control run-offs from your site during construction when there is a lot of bare soil. Council is concerned that any run-offs due to rain etc will wash a lot of...

    Brisbane City areas...

Li21, No secrets there, just a lot of legwork and keeping in contact with the agents to be informed of properties that comes up. I often find the local papers have more listing than the websites for the area that I look at. There is also the suburbs, about 15km South from the city, of...

Selling an apartment; Furnished or Empty?

Depends, It's a two edged sword. Your furnishings may be too 'stylised' to one particular taste, and may turn off some people. Having a empty apartment allows buyers to imagine their 'living style' in that space, without having to contend with your knick knacks all over the place. It...

    Base for pergola

I would go for stencilled concrete. To avoid the slab cracking, compact the ground, and prepare the base properly. You should get them to put in steel reinforcement, and well as have strip footing around the perimeter, and extra footing below the location where your posts will be placed...

    Brisbane City areas...

Li21, It would be hard for you to find the bargains over the internet. The ones that are good value are sold quickly, therefore they don't get a chance to appear on those websites. The suburbs that has a lot of townhouses and units tend to congregate in the inner south, and inner...

    Raising vs Digging Down

Cons for digging down, - You may hit any underground pipes like sewer, stormwater etc. - You may need some retaining walls as well as a drainage system behind it, ie. ag pipe & gravel. - Will the footing of your posts be sufficiently deep that excavating around it won't affect the stability...
