    Boondall, Nudgee Brisbane?

Those suburbs do have good access to the Gateway Arterial which gets you north and south of Brisbane plus to the domestic and international airport but a lot more thought would be needed before a decision was made to invest there.

Ink on Carpet - My time has no value!

I think this is how many landlords feel "Tenants have taken their toll - but not my sense of humour!" Also from what new PM has told us the tenant won't be registered on any tenant database. They are merely noted on new PM's internal files and details would be given to anyone making a rental...

Ink on Carpet - My time has no value!

Yes we're no longer with the PM that got us into this and have a new PM handling the mess.

Ink on Carpet - My time has no value!

Okay, many thanks. Just happen to have an ABN for a company of which I am a director which I did one property development through. Is it an option to use that ABN?

Ink on Carpet - My time has no value!

My wife and I recently had the worst tenant in our one bedroom unit in Teneriffe in Brisbane in 15 years of ownership. In only six months she: 1) Didn't pay the rent four times. 2) Ignored all contact from PM - email, SMS, phone, letters. 3) Sub-let the unit's car park without...

    Rent Increases Brisbane <10km Suburbs

Thanks for all the detailed/informative responses - gold stars to everyone! Yes, it's a decision only WE can make. Someone said to me recently "It's hard work making some money for your retirement". This was after I'd told them my wife and I had just spent three weeks straight, 9-11 hours...

Sunny Coast - Areas recommendation for living?

Golden Beach is just a sweet spot. We try to go there each year when we visit, have a burger at the cafe, people watch....ah the simple things.

    Rent Increases Brisbane <10km Suburbs

We own a 3/1/1 chamfer board/brick base home in Carina (actually has a self-contained bedroom downstairs with basic kitchen, shower and toilet with internal access to upstairs - what future potential I say!) Has an older renovated kitchen, neat bathroom - new taps/glass screen over bath. A/C...

Anyone can help me on a ~600k budget IP?

In Mount Waverly you'd be hard pressed to get a detached house for your budget, probably not even if you went to the less desirable southern part of the suburb near the freeway. Knock down houses in prime streets are $950k+. The same houses were <$400k in 2005.

Help- North Brisbane area for second IP?

I posted this elsewhere in another thread. It's a shame you don't have a bigger budget, say just under $600,000 to get you into the <12 km from CBD areas on either the north or south side. I like Carina on the south side <10 km from CBD but stick to the good spot north of Stanley Road and...

    Sydney suburbs vs Brisbane

It's a shame you don't have a bigger budget, say just under $600,000 to get you into the <12 km from CBD areas on either the north or south side. I like Carina on the south side <10 km from CBD but stick to the good spot north of Stanley Road and south of D'Arcy Road. Dominated by post war...

Sunny Coast - Areas recommendation for living?

Do plenty of research. There's actually lots of reclaimed land closer to the coast that has had new estates (with not cheap) houses placed on them. The place has really changed in 20 years. Nambour is a cheaper area. West of the Bruce Hwy also (i.e. not on the coast side). I like it but some...

    Who should pay?

The tenants work from home and yes arrangements/an appointment was made with them for access at a time they agreed to. Some tenants (these included) are quite particular and insist they're present when a tradesperson attends. So we simply worked with them and the end result was they were not...

Sunny Coast - Areas recommendation for living?

Buderim but don't forget "on" and not "in". Yes that's right they distinguish between whether you're on the plateau or not. There are about 10 areas in Buderim. Seriously, it took a hit with the GFC and FIFO miner downturn but I believe it's on the up as is the Sunnie Coast in general. I've...

    Real timeframe for development completion

Two years unless you work your tail off and have no hiccups with DA...been there and done that. In terms of where you end up. In today's market a developer is bringing product to the market in a rising market. Cast yourself back to the end of 2008, which is when we finished our double...

    Going rate for colorbond fencing?

That rate per metre looks about right to me. My sister in Brisbane did about 40+ m including one pedestrian gate and a set of vehicle gates for $4400. Slightly sloping ground, pretty overgrown, demolish and remove existing timber fence included. No sleepers needed. I'd consider concrete...

How Do I monitor the quality of my build?

This is very difficult. By that I mean builders can do very ordinary work (aka poor quality to even my or your standards and we're not builders) but it's not actually deemed defective. Things like ugly or poorly finished flashing, concreting etc. Worse still, the problems may be hidden and...

Turf for rental and equity raise?

Couldn't agree more with Bayview. It's heart braking but tenants can ruin a nice lawn and gardens in less than 12 months of doing nothing or doing what they typically do - let grass grow to 12+ inches then mow and repeat that cycle over and over. Put pavers down.

    Who should pay?

We have a similar problem. Tenants did not show at agreed time when a plumber was booked to fix leaking taps. They did not respond to telephone calls by the plumber. Have now received a $60 bill from PM. Let's assume the tenants won't pay the bill, can I say to them fine, it will be a...

    PM in New Farm

We use Property Minders http://www.propertyminders.com.au/ to manage five properties spread across Brisbane. Switched to them in Jan after a nightmare run with another big PM firm in Brisbane. Have also used them twice as buyer's agents. Very professional and competent. Only problem was GFC...
