income growth, house price growth, and affordability

Trying to get my head around this: 1) If the price of a house doubles every 10 years, 2) and average income doubles every 7 years (or however long), 3) won't affordability worsen and worsen as time go by? *where affordability can be measured in terms of: house price / yearly income...

    high end toilets?

I don't know how much it costs... Yeah in winter a seat warmer would be good. Like a lot of people, it would be weird to have water spray instead of toilet paper -it seems cleaner though. If someone finds out how much it costs in $AUD to install/buy, thank you :)

    high end toilets?

http://www.totousa.com/washlet_features.asp For PPORs, it would be such a cool thing to install. It'll be like, lets go to your house to see that toilet. Enough reason to organise a party :D But economically, how much would such a product increase the value of the property? It does have a...

    What age are you now?

That drew my attention :) It's amazing to have 25 properties in 4 years. For one thing, it takes me ages to fill in forms and get documents ready... good on ya mate :)

    Is renting better for us?

Is another reason to get a PPOR: A. Increase in rents over time? With the low supply of rental housing, rents will be pressured to go up. With a PPOR, your mortgage payments are fixed but highish (8%?), for renting, it increases (5%->6%?)

    Elizabeth, North Adelaide, SA

In the Herron Todd White report this month (July, 2007), they analyse Adelaide (in terms of both units and houses) as being at the peak of the market. What are some of your thoughts about this... is the market overheating?

    What is a Battleaxe Block?

I always wondered which part is worth more: The one in the front(axe handle) or the one where you drive towards the end (battle axe)?

Why cant I buy a new car?

How many people would be in your car normally? If 1-2, a small car would be more fuel efficient and it is also easier to park. Good luck :P

When you bought your PPOR... no. of IP?

Thanks for updating the poll option, those other options didn't come to mind when I first thought of them :) If buying a PPOR is for personal reasons, then buying a as-cheap-as-possible PPOR wouldn't make sense, as it wouldn't be nice to live in (e.g. 1 bedroom unit in Cabramatta). In my...

    Am I odd

I'm reading a book called "The Tipping Point" by Malcolm Gladwell. You guys fit into a special category of people (with complements of course): >excerpt from book The word Maven comes from the Yiddish, and it means one who accumulates knowledge. In recent years, economists have spent a great...

When you bought your PPOR... no. of IP?

The debates and information on the pro's and con's of (a) buying a PPOR versus (b) renting and buying more IP's have been discussed, but does this issue relate to how many IPs or how much net assets one has when one is making this decision? An case... could be this: If I were to have say 3...

    Western Sydney

After a share market crash, then if the see-saw effect holds (property up, shares down, shares up property down) then does the property market get driven up (as investors are scared of the ASX and move their funds to the stabler property market?)

PPOR vs Rent and buy IP

Here is the dilemma... There are personal as well as financial considerations in the decision between (1)PPOR vs renting and (2)buying another IP. If (1) Buy PPOR pay of non-deductible PPOR asap. IP purchases will be on the back burner Advantages: Get to do whatever you want to your own...

    share or property

Really interesting... if we consider the *cash* class of asset as well as IP and shares with the 4 scenarios 1) shares + IP undervalued 2) shares undervalued only 3) IP undervalued only 4) shares + IP overvalued A simplistic view is: For 1 buy shares or IP (depends on your style), for 2 buy...

    Flick mixers vrs taps

I dont like turning the ordinary taps anymore, with flicks you just push down. For IPs though, it depends on what the 'market' (or what people in general want). It's sort of like being in government, what do you do? But seriously, probably both types are ok as long as they don't drip.
