Got a decent tax bill this FY. Didn't put enough $ into renovations to break even or only owe a little and have run out of things to renovate on current IP so purchased another IP that i can spend a few k on each yr renovating.

I don't like to buy in this type of market but i have because of tax reasons. Signed contracts today.

I have an IP rented out to a friend that i self manage. It's not difficult to self manage if you know they will be realible, pay the rent on time and look after your property. The hard part is increasing the rent. You need to remember its an bunsiness. I just put mine up an extra $35 per week...

I do and love it. I don't think i would ever leave. The amount of flex days, REC days, Sick, FACTS days etc you get you would never get anything like this is the private sector. Not to mention the flexable working hours and other benefits.

Three years ago i dropped 45k on mine. Do i have any regrets? Nope! I do sometimes think crap i could have an extra 45k right now in the bank but thats quickly forgotten because i love my car and the power of it etc. I could never go back to driving a standard 2L - 25K car.

I actually don't wish this one bit. Not my style. Ive been saving ever since and will buy my next IP early next year or end of this year with a massive deposit and only a little loan needed. I don't like debt.
