    Granny Flat Provision

Hi Somersofters Just curious about getting approval for a granny flat. The property already has a self contained room on top of the garage (separate to the main dwelling). It is a studio sub 40m2. It has kitchen and bathroom facilities but it is in really bad condition and is just used for...

    granny flat drainage question

I thought so, thanks for that. What is the best solution when having a granny flat at the back of the block but the land is completely level with regards to natural run off to the street. There is no chance of having an absorption pit either due to size constraints. (based in NSW).

    granny flat drainage question

This is probably a silly question but can you link the storm water to the sewage line if its easily accesible? EG there is a WC in the backyard could you just connect it there rather than linking to the storm water at the front of the house?

Adding door to fence that opens onto corwn land

Its like a small reserve, there is a park bench but I would probably estimate the area is max 100sqm. I actually ran around with google maps and another house further down has a gate to 'reserve' so I guess it will be fine.

Adding door to fence that opens onto corwn land

Hi guys I was just wondering if there are rules about adding a door to a fence that would open onto a public path way/crown land. I have attached a picture showing where the door would go. If I can't do it, can I apply for permission to the council or is it a strict no.

Asking for invoices to be paid as part of contract?

Draw the details up in a side agreement (deed) to avoid any valuation issues. Thats not to say the valuer won't smell something but if its in the contract it will be discounted automatically. Sign subject to finance?

    Incremental commission incentive

Check out my website, I have a incentive structure which can be used for the NSW agency agreement. If you like it just get your solicitor to tie in the structure into the WA agreement. The maths doesn't change, just the way the agreement is structured.

Commission to sell a house in Sydney?

Just because the business model is unsustainable doesn't mean you have to pay it. The reason agents try charge so much is that there is an oversupply of agents so when they get work they have to make it count. When prices head down agents leave the market. I think the last REA figure was 30,000...

Selling - determining market value of house?

If there is strong rental demand and you have been making repayments into an offset account it would be worth converting it to a rental and renting where you want to live.

    Property Deal Finder

By the looks of it they are buyers advocates so they get a cut of every sale if they refer a buyer who purchases. Problem with this is that their market is limited as many agents are like children and don't like to share their commission even if it means a sale for the vendor. Stay away...

Auctions, wasting time and money to only benefit Agents.

Ill make this simple for you... (it has always been a challenge to explain this concept to agents, yet vendors who have inquired are yet to have any difficulties understanding a simple concept) If you knew that all the below agents were being 100% honest which one would you choose to sell...

Auctions, wasting time and money to only benefit Agents.

Why is it so hard for you to understand. Pick the agent who quotes the highest under a standard commission structure and then you will most likely not sell your property as the quote is over inflated. I take you have never been in the industry, you can make any property look good depending...

    Here's what I would do - what would you do? 2 x $450K

The only thing the future holds is uncertainty. As for being rich and carefree? I dropped the consumerism lifestyle.

    Here's what I would do - what would you do? 2 x $450K

Your strategy is one of the past. You have most likely read into books about how the writer owns 100 properties over a small time frame using leverage. They always base their assumption on property doubling every 7 years. You are using a prehistoric strategy that won't work in a stagnating...

They are irrelevant because I know the market didn't sway that much but it doesn't matter what I say because you probably won't believe me. Also, if you didn't take my quote out of context you would have seen that I said others have used the form with success.

    Here's what I would do - what would you do? 2 x $450K

If this isn't speculation then I don't know what is... 12 properties over 6 years in that price bracket must mean you have significant assets or are on a really high income, circa $300k+. You mention diversify yet you are basing all your purchases in Melbourne. The CBD over supply will...

Auctions, wasting time and money to only benefit Agents.

All I know is that the commission structure I have created encourages agents to give their honest opinion. Your property is an investment and so putting everything aside you should pick the agent who says they can get the highest price. It doesn’t matter how much the agent has in common with...
