    Covers for Down Lights - Legal

    One of my units has down lights, that were installed in about 2004. I bought the unit in 2009. The down lights do not have covers on them, do I have to get covers put on them? If a fire happens because of the heat, am I still covered for building insurance?

    How long Between Tenants

    HI how long should the PM take to get a new tenant. Tenant Leaves, Next day PM does inspection. How long to get the open inspection done. My PM seems to be taking one week before having the open, is this right? Couldn't it be done earlier.

    Choosing a property manager?

    2 of my pm guarantee their services. Now I use that as a standard contract. If they are good enough, they should not have a problem with it. I think times are changing and PMs are getting smarter, if they are good commnicators and highly organised they should make a good PM.

    Apparently they can be placed into window sills, door fames, skirting boards, and it must magnify much bigger so you could see if there is any termite in these areas.

    Swimming Pool Fence

    I rang the council and they said, if and when they do inspect it, they will just make it be pulled down, or put up a suitable fence. I rang my PM and they are going to send them a letter about it. It is actually in the back yard of a house, not units. I noticed it when I went for my inspection.
