Why do you Invest in Property?

Aside from buying & selling businesses (does anyone have access to an enormous bank of capital from day one!?) what other transaction is as highly leveraged as property? And in turn, one you can add value to? Makes sense that if you're into active investing property is a great outlet!

    Defining wealth

More than once.... for different reasons... could easily rationalize one reason as because the 488 is coming out now and that is enough to upset a 458 driver!! I used to be all about the numbers but for me wealth is now much more simple having been on the rollercoaster.... for me it is all...

    Development JV's

Good energy in this thread!! For those who are looking for a JV and showing your vulnerability in terms of not having done a previous development (which is great!), I can see what you might be looking to gain from JV which can be more valuable than the initial project itself.... My...

    Rhodes in Sydney

This area interests me alot. I've got a friend who has just leased a new property in the area (to give you an indication, its a 2.8% yield for the owner) - great new place with all the facilities but WOW. From accounts the place is built on landfill - if you look up into the sky (at night its...

    $5m cash to play with

$5m cash to play with.... I'd might take a week off work to think about it :)

    RUN Property

I interviewed RUN for one of my properties in Richmond VIC, few years ago. Did not end up using their services as there was a disconnect between where they thought the market rental was and reality (to the tune of $7K PA). Not sure but I would've thought it'd be in their best interests to try...

november/december interest rate thread, 2nd poll

My personal feel is 0.25% in Nov, with a hold in Dec (though that depends on if the dials suggest they need to maintain increased consumer sentiment) Further rises (0.25%) for Feb/Mar and likely beyond to work toward a more historic average. Regardless it was good while it lasted :)

The myth of making $zillions by reno

Please feel free to expand on what these strategies are.... :)

The myth of making $zillions by reno

Its certainly viable & not a myth (we have some exposure in this area..) but for mine there are three considerations. Firstly you really need to know your market, and to be able to see something where other people don't. As I think has been mentioned already if its advertised as a renovators...

Still motivated in your day job?

You've described my workplace to the letter.... Am I motivated in my day job? No, not really. Is it frustrating as, you bet - pretty much echo TPFKAD's sentiments earlier in this thread. Will I hold my nerve & persist? Of course, the rewards are there to do so BUT I'm never going to lose...

    My friend of good intentions

Dosen't sound like your friend has good intentions at all. I've got similar people in my circle of interaction that say similar things. You don't need to deal with that sort of negative attitude to be honest. I get the whole everyone is entitled to their opinions (even if they are wrong) but...

    Costco

Their offer is positioned toward the higer socio-economic demographic (i.e. those who are happy to pay an annual fee regardless of purchase) All I can say guys is get behind them, the more healthy competition out there against WW & Coles the better us, the consumer will be in the long term...

    Ultimo apartments

I'd encourage you to do a visit to Ultimo & surrounding areas. You'll get a better feel for the profile of resident in the area & surrounds. That should answer your question. The most frustrating part of Ultimo/Pyrmont is that its in a gem of a position, but it needs more Pyrmont (i.e. the...

Fixing rates - managing risk..the time has come

I like that we're talking about rates rising (and with it a return to economic growth), but my opinion, for that is is worth, I think if you've not fixed by now you've already missed the boat. My immediate outlook is that there will be a rate rise this year - and it may not be courtesy of the...

Dual occupancy sub-division: property title question

We are planning on building a detached dual occupancy at the back of a property, subdividing the two properties and selling them separately. What I would like to know is if we have a mortgage over the original property, does it impact the subdivision process? Ie I would think the mortgage...

    Dreams/Sleep - controlling it

Great concept... :) For me, certain things can really make dreams more vivid (i.e. NRT patches, chinese takeaway(!) etc..) but I've never been able to transition into making my dreams more productive..... keep us posted if you find the answer!!

    50 Million..

$50M (or is it $90M now....) is enough to retire, I wouldn't subject myself to the stress of the working week any longer, like to think I've a good grounding to know what to do with to ensure that I can successfully execute a well funded retirement ;)

    Woolloomooloo

If you're not familiar with the area there is alot of housing estate, just make sure its not in the vicinity... Neighbouring suburbs (Potts point/Elizabeth Bay etc) are very popular, good demand etc & we've done well there over the years
