    We were feeling kinda stupid...

Hi flat out Good move I would say in hanging on to the IP. We made this mistake once, sold one IP to access the CG's - thank goodness we did buy another straight away (in Perth) but we would of been better off to access the CG's in other ways and save on buying / selling costs. Live and learn!

Perth to become most expensive city!

I have noticed in the last couple of months that houses around the 700 plus are staying on the market longer - and a couple have dropped their price. Simone

Can I cope with alcoholic tenants - 8 of them???

Hi Alia It sounds like a good deal - Go with your own feeling - particulary if the friend who thinks you are crazy does not invest in property. That is a hard situation with the tenents. If the tenants who are there now are not paying rent regulary I personally would insist on vacant...

    Investing in Canberra

I assume you would be able to have your daughter as a joint owner - don't know how this would effect her first home owners grant? but you would not then be able to claim as much tax - In saying that if you did eventually sell to her it would involve all the purchasing costs again, if her name...

Looking for an IP in Brisbane

Isn't there a lot of money being spent in Wynnum over the next ten years. I think this could be a good area for investing, as close to the water as you can get

    upside down house

If the market you are aiming at may include young families I am not sure about the bedrooms below either (not that this is your question!) I would want the living space going out onto the courtyard so I could watch children playing. Lugging shopping upstairs would not appeal either. Balcony...

How well-informed were you before entering market?

My mother was my mentor at the beginning....and a bit further along too! so I did not research for my first IP, but mums are always right - and she was. I am glad to say that my husband and I can now purchase property by ourselves! We usually start with a realistic figure for the mortgage we can...

    Investing in Canberra

You mentioned that the property is going into your name due to your daughter possibly not being able to get a loan at this stage? does this mean that the unit will be in your name but essentially your daughter will own the property? This just seems like a large mortgage for her first property.

is going P&I on IPs *always* bad?

You said there is little difference between PI & IO - so it does not sound like the difference would pay for another IP fully in any case?? if you start with PI it does not mean that you cannot change your mind down the track. We have a couple on PI and are glad we did it this way - we like...

How can you afford to keep buying properties?

Hi Gecko, Our lastest property, purchased a couple of months ago was a house on a good size block - and to back up what Alex just said, units / villas in the area were selling for around the same price - I might add that our house was not even in need of any reno (already had new kitchen...

How can you afford to keep buying properties?

Hi Jill You are right in that there is usually a shortfall between the rent recieved and repayments. I agree with Alex - over time the bigger picture will fall into place and make more sense - once you have built up equity this can be used as a deposit / security on the next house. I would...

    Our 1st equity Mil.

Thanks James for the reply. Our strategy thus far has been 100% buy and hold. This has worked well for us but I have wondered if we should begin to look at other avenues as we now have the financial backup.

    Our 1st equity Mil.

Hi James, well done! We can relate to your post and feelings as we have also hit our first Mil. in equity this year. It sounds like you had a very structured plan for your investing. I read a thread the other day that said the first mil. is the hardest I must admit I was thinking hang on -...

Lots of Equity, Ready to buy! Thoughts anyone?

I also agree with not purchasing off the plan units - I don't think this is where the money is. House and land would be the better option in up and coming areas.

How much do you spend on food a day?

We would spend probably close to 250 a week for all shopping needs during the week (family of four) I recently started buying nearly all organic so I have lost track a little of the exact figure as I am now doing smaller shops during the week at different places. But surprisingly I don't think...

What do property investors do for a living?

Hi, My husband is a Naval Officer and I am a full time mum and up until last year a part time student completing a children and family studies degree. Property investing 'just happened'!- we both had a property when we met 11 years ago and then purchased another one - more than a little...
